LEGAL DESCRIPTION
ALL THAT C.~TAIN tract or parcel of land situate in Middlesex
Township, Cumberland County, Commonwealth of Pennsylvania, more
particularly bounded and described as follows, to wit:
BEGINNING at a point lying in the northern right-of-way line
of Appaloosa Way, a 50.00 foot wide road, said point being a corner
with Lot ~13 as shown 0" the final subdivision plan of The Ridings;
thence with the line of said Lot ~13 North 45 degrees 53 minutes
08 seconds East 392.23 feet to a point lying in the line of the
land now or formerly of Donald N. Nyberg, said point also being
a corner with aforesaid Lot ~13; thence continuing with the line
of the land of Nyberg South 31 degrees 33 minutes 24 seconds East
148.96 feet to a point; thence continuing South 49 degrees l8
minutes 24 seconds East 23l.00 feet to a point, said point being
a corner with the land now or formerly of Donald N. Nyberg and
Lot ~ll of the aforementioned plan; thence continuing with said
Lot ~ll South 32 degrees 48 minutes 50 seconds West 396.31 feet
to a point lying in the northern right-of-way line of said Appaloosa
Way, said point being a corner with aforesaid Lot ~ll; thence
continuing with said right-of-way line of Appaloosa Way 293.22
fset along the arc of a curve to the right, having a radius of
825.00 feet and a delta angle of 20 degrees 21 minutes 50 seconds
to a point; thence continuing North 36 degrees 49 minutes 20 seconds
West l40.00 feet; thence continuing 35.00 feet along the arc of
a curve to the left, having a radius of 275.00 feet and a delta
angle of 07 degrees 17 minutes 32 seconds to the point and place
of BEGINNING.
SUBJECT to a 40.00 foot wide bridle path easement along the
northeastern boundary line, as shown on the final subdivision
plan of The Ridings.
CONTAINING l64,510.7l square feet (3.7766 acres).
BEING Lot No. 12 of The Ridings recorded in CUmberland County
Plan Book 66, Page l19.
BEING the same premises which Taylor Enterprises, Inc., a
Pennsylvania corporation, by its Deed dated November 21, 1995 and
recorded November 29, 1995 in the Recorder of Deeds Office in and
for CUmberland County, Pennsylvania, in Deed Book 13l, Page 968,
granted and conveyed unto Eugene M. Truett and Leona M. Truett,
his wife.
