7. By feller dated March 12. 1996 Plaintitl' notified Defendants of their default and
advis~-d Defendants to vacate no later than 30 days after their receipt of the notice.
8, Defendants vacated the property by April I, 1996.
9. Upon insp~'Ction of the premises, Plaintitl. found substantial dwnages to the property in
violation of paragraphs 6 and 20 and other sections and other violations:
A. Dwnages as set fllrth in list set forth in Exhibit B and made a part hereof. $ 1,605,74
B.
Failure to pay water and sewer rent.
$ 148.57
C.
Failure to pay rent for the month of March
$ 675.00
TOTAL
$ 2,429.31
With setoff of security deposit in the wnount of $675.00. the balance is $ 1,754.31
] O. Defendants were in breach of their lease and arc obligated to Plaintiff in the wnount of
$1,754.31. plus interest from March I, 1996 for rent; interest from May I, ]996 for water and
sewer bill; and interest from May IS, 1996 tor dwnages.
WHEREFORE Plaintiff demands judgement against Defendants in the wnount of $ 1,754.31
plus interest and costs of suit.

Althoush I believe that these tenants "thousht" that they were twr.g care of the house,
they accrued more damage in 5 months than the previous tenants accrued in 4 years. The
scarred baseboard. probably due to their son's riding his electric car indoors, and the
bldly scarred window frames is due to moving curtain rod fixtures and addina other rod
fixtures in a somewhat careless way. Other scars were done without much thousht to end
results at all. Because'ofthe depth oftht: scarring, sanding needs to IX:cur before painting
can be accomplished. This adds considerably to the repair costs.
