12. DEFAULTI It shall bo a dofault undor this agreement
it LPer shall fail to (1) pay LPpmt or any other
payment roquirod by this agruun\ent when due, or, (2)
perform any duty, obligation ( or fulfill any
responsibility hereunder within 3 days notice of any
suoh default. In the ovent of any defllult the
owner, at his sole option, may torminate all rights
ot LPer, unless LPer within the said three days shall
oure the Default (this curo period applies only in
the event of a default for a reason other than
non-payment of the LPpmntl thoro iu no curo period
for a default reSUlting from non-payment or late
payment of the LPpmnt). If LPer abandons or vaoates
the proporty, while in dofault of the payment of
LPpmt, Owner may oonsider any property left on the
premi~os to be abandonod and may dispose of the same
in any manner allowed by law. In the event the Owner
reasonably believes that such ubandoned property has

at any time, terminate all of LPers rights
hereunder and recover from LPer all damages he may
incur by reason of the breach of the lease,
