BI , ~ a -'r ... ! a t ~ . i . .I A ~ LEGAL DESCRIPTION ALL THAT CERTAIN lot of unimproved land situate in the Borough of Mechanicsburg, County of Cumberland and Commonwealth of Pennsylvania, more particularly bounded and described as follows: BEGINNING at an iron pipe on the southern side of Jenna Court at the dividing line between Lot Nos. 10 and 11 as shown on the hereinafter mentioned plan of lots; thence along said dividing line between Lot Nos. 10 and 11, South 24 degrees 36 minutes East, a distance of 114.91 feet to an iron pipe at lands of others; thence along said latter lands, South 65 degrees 24 minutes West, a distance of 90 feet to an iron pipe at the dividing line between Lot Nos. 10 and 9 as shown on the hereinafter mentioned plan of lots; thence along said dividing line between Lot Nos. 10 and 9, North 24 degrees 36 minutes West, a distance of 114.91 feet to an iron pipe on the southern side of Jenna Court; thence along said southern side of Jenna Court, North 65 degrees 24 minutes East. a distance of 90 feet to an iron pipe at the dividing line between Lot Nos. 10 and 11 as shown on the hereinafter mentioned plan of lots, the place of BEGINNING. BEING Lot No. 10 as shown on a certain subdivision plan of lots entitled "Bluestone Estates" as recorded in the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania, in Plan Book 72, Page 14. UNDER AND SUBJECT, nevertheless. to (1) the building setback line. utility easements, drainage easements, stormwater management facilities. if any, as more fully shown, located and defined on the above mentioned subdivision plan of lots; (2) the obligation of maintaining the stormwater detention facilities on the premises hereby conveyed as applicable and as more fully set forth on the above mentioned subdivision plan of lots; (3) the applicable restrictions. covenants and conditions as more fully set forth on the above mentioned subdivision plan of lots; (4) the "Declaration of Restrictive Covenants Re: Bluestone Estates. as recorded in the Recorder's Office aforesaid in Misc.
