COMPLAINT
AND NOW, comes Glenn Hollin9shead and Laura HOllin9shead,
individuals and who reside at 3145 Ritner Hi9hway, Newville,
cumberland County, Pennsylvania 17241.
2. Defendant Robert T. Straiti!f is a sui juris
individual, married to Lisa Straitiff, and he resides at 1701
Maple Drive, New cumberland, CUmberland County, Pennsylvania.
3. Defendant Lisa Straitif! is a sui juris individual,

as follow.:
1. The premises are to be conveyed free and clear of all liens,
encumbr.nces and ea.ements, EXCEPTINC HOWEVER, existing building
restrictions. ordinances. easements of roads. privileges or rights of public
service companies, if any; otherwise the title to the herein described real
estate shall be good and marketable.
2. Taxes. rents, water rents. sewer rentals, if any. shall be apportioned
pro rata a. of the date of posse.sion. which apportionments shall be based upon
the calendar years of the taxing authorities for which the subject taxes are
levied except th.t if taxea are not levied at the time of delivery of
possession the amount of taxes paid in the preceding year .hall be u.ed as a
criterion for apportionsent. It i. understood and agreed that all transfer
taxes imposed by any governsent bady .h.ll be borne equally by BUYER and

a. retaining all aums paid by BUYER on sccount of the purchase price
and bringing auit for specific performance for the balance of the purchase
price and any damagea due;
b. selling the premiaes to another bona fide buyer and SELLER's damages
shall include the difference between the contract price hereunder and the
bona fide price at which SELLER aells the premises. and SELLER may retain
such sums as have been paid up to the amount of such damages and bring suit
for the balance. if any. of the damages; or
c. retaining such sums as liquidated damages for BUYER'a breach and in
the latter two events this Agreement shall be terminated and ended.
SELLER shall have the right of speciCic performance in the event of
BUYER's default.
10. If any party hereto willfully fails to perform that party's
obligations herein undertaken. the other party shall be entitled. as damages.
to all reasonable expenses (including attorney's fee. delay damages. cost of
temporary housing and the like) incurred by the non-breaching party as a
result of tbe said willCul breach.
11. AND IT IS FURTHER UNDERSTOOD AND AGREED. that in case of default of
payment of any sum of principal or interest. taxes herein agreed to be paid
or premiums on insurance herein agreed to be carried. for the space of ninety
(90) days after the same shall become due and payable by the terms hereof.
that then and in such case. the Whole of the said principal sum shall. at the
option of the said SELLER. forthwith become due and payable, anytbing herein-
before contained to the contrary th.reof notwithstanding. And in such case
of d.fault. the said BUYER hereby authorizes and empowers any attorney of any
Court of R.cord in the State of Pennaylvania. Dr elsewhere. to appear for him
and conf.ss a judgment for the whole principal sum and int.rest r.maining

13. If BUYER makes an assignment for the benefit of creditors, or
spplies for or consents to the appointment of a receiver, trustee or
liquidator of all or a substantial psrt of the assets of BUYER, or if such
receiver, trustee or liquidator is sppointed without consent of BUYER, or if
a petition i. filed by or against BUYER under the Bankruptcy Act or any
amendment thereto (including, without limitation, a petition for
reorganization, arrangement or extenaion) or under any other insolvency law
or law providing for the relief of debtors, or if any creditor of BUYER
execute. upon, levies upon or otherwise attaches in any manner BUYER'S
interssts in this Agreement and/or BUYER'S equitable interest in the premises
hereunder to be conveyed, then, in any of those events, SELLER shall have the
option to consider BUYER in default and to immediately pursue any or all
remedies heretofore prOVided, including those in Paragraph II hereof. Thi.
remedy .hall be considered cumulative with any and all remedies herein
provided.
14. No aodifications of this Agreement shall be effective unless the

16.2. BUYER agr.e. to aske no aubstantial alterstions or repairs to
the pre.ises witbout tbe written conlent of SELLER which sball not be
unreasonably withheld.
16.3. BUTll shall co.ply witb all hauslnl code standards, fire
safaty and othar loverna.ntal ragulatlons and require.enta and be
responsible for all munIcIpal alseslaents.
16.4. In the event that tbe deatb of both BUTtlS should occur, then
and in that event, tbe entire unpaid balance of prtncipal shall at the
option of SELLtI heC088 due and payable in full within six (6) aontba.
