JOHN M. SPAN01,ER, hereinafter referred to 111I "Seller'

PATRICIA JORDAN, hereinafter referred to as "Buyer",
W!'l'NESSE'rH, that the IHlid Seller, in consideration of the
covenants ,no agreements hereinafter contain~d, on the ~ar.t of the
Buyer to be kept and performed, have agreed And do hereby agree to
sell and conv~y unto the said Buyer, her heirs or assigns, all the
land and premises hereinafter mentioned and fully ducr ibed, for
the sum of SEV~-FIVE THOUSAND ($75,000,00) DOLLARS to be paid as

b. The balance of $65,000.00 to be paid, together with
interest at the rate of nine (9.00'1 percent per annllm, Buyer
shall make payment of monthly installments of $500,00 to Seller
commencing July 16, 1995, The monthly payment shall be applied
first to interest and the remaining portion of payment shall be
applied to ~rincipal, Buyer shall continue to make the aforesaid
instal~ment payments until June 16, 1996, at which time Buyer shall
pay the remaining balance of the purchase pric~ as reduced by the
installments provided for herein.
d, Buyer reserves the right to make full or partial
prepayments of principal without penalty provided, however, that
such prepayments ahall not reduce or modify the monthly installment
payment provided at subparagraph (a), above until the Purchase
Price is paid in full,
e, If Buyer fails to make any installment within fifteen
(15) days of the oate due, a lat~ charge of five (5'1 percent of
the monthly installment shall be assessed end paid by Buyer,
AND the said Buyer also agrees to pay all taxes that may be
lelfied upon said land and improvements from and after the date
hereo f and keep any building (s I. thereon insured in the sum of
$65.000.00 payable to the said Seller as their interests may
appear,
NOW BE !~ SAID, if the Buyer, her heirs, executors,
administrators or assigns shall pay the said purchase money,
interest and taxes named in thi~ agreement as they become due, the
said Seller, their successors and assigns will ~xecute to the said
Buyer, a spec ill 1 warranty deed ~o be held in escrow l:>y Seller's

Buyer shall execute a Quit-Claim Peed to Seller to l:>e helc\ in

Future Water, Sewer /lnd All MunicilJal Assessments...JWd Claims
_ Water, Sewer and all municipal assessments and claims accruing
from the date of execution hereof shall r.e paid by the Buyer. when
and as the same shall become due and payable,
Transfer TlIxes - All realty transfer taxes in effect at the
time of conveyance of the deed by Seller to Buyer, as levied by the
Commonwealth of Pennsylvania or ,any political or municipal
subdivision thereof, shall be paid one-half by Buyer and one-half
by Seller,
Real Estate Taxes - In the event Buyer receives real estate
tax billis, Buyer shall pay the same and will provide receiptll
certifying ~ayment of the Real Elltate taxes to the Seller within
thirty (30) days of Buyer's payment of the same, and not later than
the /lnniversary date of this Agreement each year, In the event
Seller receives such bills, Buyer shall pay the amount of such
bills to Seller within thirty (30) days of such bills being
provided to Buyer,
Insurance - 'l'he Buyer will be reaponsible for paying or
reimbursing Seller for all premi~s for property insurance required
by this 1\gre$ment,
Maintenance ond ReQAit - Buyer agrees, at Buyer's own expense,
to maintain the premises in a reasonable state of repair at all
times and will not permit any waste or disrepair to occu~'. Buyer

Future AssessmentB - Any assesllments and paymentR required
thereon levied after the date of executian hereof for any paving,
curbing, water, sewer or any other munic ipal or governmental
improvementB shall be the responsibility af the Buyer; any lien or

Seller's right to convey good and sufficient title hereunder,
