TIlE MOBll..E HOME: I, The mobile homes shall be attractively maintained by the Resident and comply with all applicable laws, ordinances and regulations of the state, county and township. Any improvements to the home such as additions, porches or any other outside improvements mll8t be approved by Management. 2. In order to be acceptable for placement in Conodoguinet Mobile Estalc8, a mobile home mll8t be new and must be at least fourtctm (14) feet wide by seventy (70) feet long; and it mll8t be sited in by the vending dealer or a company approved by this Park's Management. The Management may waive or vary the size and age requirements of mobile homes at its discretion, consistent however 'Vith the overall appearance of the Park. 3, Location, set-back and final home position on the site will be under the overall direction of the Managemenl. Wheels and tires must be removed and the home lowered to a prescribed level. Hitches and tongues must be removed within fifteen (1 S) daYB. and the home skirted with an approved vinyl skirting within fifteen (is) days by a company approv.:d by the Management. 4. Skirting mll8t provide for ready access to under-home utilities for repair and inspection. S, Porch steps will be either wood or cement, or a material approved by the Management. Concrete blocks will not be allowed. -2- 6. Residents will provide heat tapes to protect water lines from freezing. These tapea mlllt be connected to !he mobile home utilities at !he time of !heir hook-up. The Resident is responsible for the over all appearance of !he homesite It sha11 be kept orderly, neal, clean, and free of Iiller. Mowing, trimming, watering, weeding, and general care of lawn and shrubs, plus mow and ice removal from surfaced srcas arc !he responsibility of !he Resident. Additional landscaping and sJuubs may be planted wi!h Management approval of !he type and location. Once planted aD growth becomes park property. 2. Home sites not maintained to satisfactory standards will be maintained by !he Management. A minimum fee ofTen Dollars ($10.00) wiD be charged to !he following month's rent. Contractual maintenance care by !he Managemenl may be scparal~1y arranged. 3. Mobile home sites are nol transferable. 4. A utility building measuring allea~1 eight feel by len feet and made of wood constrUCtion or approved by Management must be provided by !he Resident. -3- S. Only umbrclla type laundry lines may be installed, and they shaD be atlhe rear of Ihc home. Polc location must be appcovcd by !he ManagemCDtto preclude damage to utilities. Lines or po1c must be stored when not in use. 8. Lawn care cquipment, barbcques, tools and toys must be stored in Ihe utility building when not in lIIe. Do not store things on your patio or outside your homc. 9. Mobilc homc wheels and tires mUllt remain stored on Ihe site at aD times. 10. Sand boxes and wading pools must bc approved by Management. Wading pools must be on Ihe concretc patio and may not bc larger than 6 fcel across by 1 foot high. The water should be no more than 8" deep. No waler lays lhat require running waler will be allowed. 11. Cablc lelcvision has been installed wilh a connection at each homesite. No olher extcmaltclcvision or radio anlcnnas are allowed. 12. The Management will inspect all waler and sewer conncctions. The Rcsident is responsible for providing approved connections from Ihc home to Ihc water and sewer lines. It sha11 be Ihe responsibility of Ihe Resident to maintain Ihe water and sewer lines; all intcrnal baka mlllt be rcpaiRd immediately to avoid sewage line frecze. Residents shaD notllush anything down !hc drains such as rags, clothcs, hard paper, sanitary napkins or items made of rubber or plastic; Ihcae items should be wrapped in plastic and deposited in b'ash cans. 13. The Managemcnt will furnish watcr and sewer to each mobilc home. The Resident will cxercise prudence in using water and report all eXlcrna11eaks to Ihe Management. No lawn watering or washing of cars is permitted. 14. Electric, tclephone and lelcvision lincs arc installed at each home site. The Resident wiD make his own application for service and will pay all bills rendered by !he utility companies. 1 S. Fuel oil tanks must be properly situated and painted. DER regulations state Ihat oil tanks must be alleast 6" off !he ground. All residcnts wiD be responsab1c for clean-up of any fuel spill.
