All That Certain lot or piece of land situate in East Pennsboro Township,
Cumberland County, Pennsylvania, bounded and described according to a certain
Final Plan of Penn Valley, prepared by Hartmen & Associates, Inc., Engineers and
Surveyors, Camp Hill, Pennsylvania, dated June 23, 1993 and last revised
September 9, 1993, more particularly described as follows, to wit:
Beginning at a point on the western right-of-way line of Willow Way Drive (50' wide)
at the dividing line between lots #129 and #130 as shown on the hereinafter
mentioned plan; thence along the western right-of-way line of Willow Way Drive by
a curve, curving to the left in a southerly direction having a radius of 575.00 feet
and an arc length of 21.85 feet to a point; thence continuing along the same South
34°43'21" East a distance of 58.15 feet to a point at the dividing line between lots
#130 and #131; thence along the dividing line between lots #130 and #131 South
55°16'39" West a distance of 100.00 feet to a point on the eastern line of Logans
Run Development; thence along the eastern line of Logans Run Development North
34°43'21" West (erroneously shown on the recorded plan as North 34°43'41" West)
a distance of 83.81 feet to a point at the dividing line between lots #129 and #130;
thence along the dividing line between lots #129 and #130 North 57°27'17" East a
distance of 100.80 feet to a point on the western right-of-way line of Willow Way
Drive, said point be ng the place of BEGINNING.
Being Lot No. 130 on the Final Subdivision Plan of Penn Valley, Phase 3, recorded
in Plan Book 78, Page 114, and containing approximately 8,194.49 square feet,
more or less.
Also Under and Subject, nevertheless, to easements, restrictions, reservations,
conditions, and rights of ways of record or visible upon inspection of premises.
BEING THE SAME PREMISES which LOGAN'S RUN ASSOCIATES by Deed dated
9/17/02 and intended for immediate recording in the Office of the Recorder of
Deeds in and for Cumberland, Pennsylvania, granted and conveyed unto RICHARD
J. KOPKO and DEBRA J. KOPKO, HUSBAND AND WIFE, Mortgagor(s) herein.
