STIPULATION AGAINST LIENS
THIS AGREEMENT made the / tft;it of ~~
and between KEELEY & COMPANY, Contractor,
, 2000, by
AND
JESSE A. CAMPBELL, JR. and RUTHANN CAMPBELL, also known as RUTHANN
H. CAMPBELL, Trustees, under the JESSE A. CAMPBELL, JR. LIVING
TRUST dated May 18, 1998, hereinafter referred to as Owner,
whereby the former undertook and agreed to erect and construct a
single family dwelling on that certain lot of ground situate in
Hampden Township, Cumberland County, Pennsylvania, more
particularly described in attached Exhibit "A", also referred to
as Lot 48, 201 Friars Court, Mechanicsburg, Pennsylvania.
NOW THEREFORE, THIS AGREEMENT WITNESSETH: That the said
Contractor, for and in consideration of the sum of ($1.00) Dollar
to KEELEY & COMPANY in hand paid by Owner, the receipt whereof is
hereby acknowledged, and the further consideration mentioned in
the agreement aforesaid, for themselves and their subcontractors,
and all parties acting through or under them, covenant and agree
that no mechanic's liens or claims shall be filed or maintained
by them or any of them against the said buildings and the lot of
ground appurtenant thereto for or on account of any work done or
materials furnished by them or any of them under said contract or
otherwise, for, towards, in, or about the erection and
construction of the said buildings on the lot above described,
and the said Contractor, for themselves, their subcontractors and
others under them hereby expressly waive and relinquish the right
to have, file, and maintain any mechanic's liens or claims
against the said buildings or any of them, and agree that this
instrument, waiving the right of lien, shall be an independent
covenant.

ALL THAT CERTAIN tract or parcel of land situate in the
Township of Hampden, County of Cumberland and Commonwealth of
Pennsylvania, being more particularly bounded and described as
follows, to wit:
BEGINNING at point on the legal right-of-way line of FriarS
Court atfbJe intersecting point of Lot No. 48 and Lot No. 49 on
the her~ina!fter described Final Development Plan; Thence along
the wester~ line of said Lot No. 49, North 32 degrees 47
minutes 51 !seconds West a distance of 134.11 feet to a point,
said point;~eing the intersecting point of Lot Nos. 46, 47, 48
and 49 dnt~e hereinafter described Final Development Plan;
Thence along the southern line of said Lot No. 47, South 77
degrees 58\ninutes 01 seconds West a distance of 133.98 feet to
a point .on 'the Western legal right-of-way line of Westover
Drive; Then;ce along the western legal right-of-:way line of
Westover Drive South 12 degrees 01 minutes 59 seconds West a
distance of 107.42 feet to a point; Thence continuing along
said Westover Drive by a curve to the left having a delta of 78
degrees 36 minutes 48 seconds and a tangent of 16.37 feet, a
radius of 20.00 feet an arc distance of 27.44 feet to a point
on said Friars Court; Thence along the northern side of said
Friars Court North 89 degrees 21 minutes 13 seconds East a
distance of 121.26 feet; Thence continuing along said Friars
Court by a curve to the left having a delta of 60 degrees 00
minutes 00 seconds and a tangent of 11.55 feet, a radius of
20.00 feet an arc distance of 20.94 to a point; Thence
continuing along said Friars Court by a curve to the right
having a delta of 27 degrees 48 minutes 30 seconds and a
tangent of 17.33 feet, a radius of 70.00 feet an arc distance
of 33.97 feet to a point on Friars Court, the point and place
of BEGINNING.

CONTAINING 22,025.62 square feet, more or less.
BEING Lot No. 48, Final Revised Development Plan, Final Plan
"A" (PRD) , Village of Westover (East), which Final Development
Plan is recorded on April 27, 1990 in the Office of the
Recorder of Deeds of Cumberland County in Plan Book 60, Page
74, as revised and corrected by that Re-Subdivision Plan for
Keeley Realty, Inc., misnamed Keeley & Company dated November
13, 1998 and recorded in Plan Book 77, Page 138.
TOGETHER with improvements thereon known and numbered as 201
Friars Court, Mechanicsburg, PA 17055.
UNDER AND SUBJECT, nonetheless to the restrictions and
covenants set forth in the aforedescribed Final Development
Plan and further by those restrictions, reservations and
covenants as set forth in Miscellaneous Book 356, Pages 3
through 8, as though they were more fully set forth herein and
are herein made applicable to and shall run with the land
herein conveyed.
BEING PART OF THE SAME PREMISES which Keeley Realty, Inc.
by their deed to be recorded simultaneously herewith, in the
Office of the Recorder of Deeds of Cumberland County, granted
and conveyed unto Jesse A. Campbell, Jr., and Ruthann Campbell
also known as Ruthann H. Campbell, Trustees, under the Jesse A.
Campbell, Jr. Living Trust dated May 18, 1998.
