STIPULATION AGAINST LIENS
WHEREAS, A.K. Ventures, LLC, is about to execute
contemporaneously herewith, a contract, Pollard & Company, Inc.,
fer the construction of a single-dwelling home situate at Lot 87 -
Ashcombe Farms, P.R.D., Cumberland County, Pennsylvania, as more
fully described on the attached EXHIBIT ~A", which is incorporated
herein by reference.
NOW, March ~, 2000, at the time of and immediately before
the execution of the principal contract, and before any authority
has been given by said Owner to the said Contractor to commence
work on ehe said building, or purchase materials for the same in
consideration of the making of the said contract with Contractor
and the further ccnsideration of One Dollar, to Contractor paid by
Owner, it is agreed that no lien shall be filed against the
building by the Contractor, or any s~b-contractor, nor by any of
the material men cr workmen or any other persons for any labor, or
materials purchased, or extra labor or materials purchased for the
erection of said building, the right to file such liens being
expressly waived.

County, Pennsylvania, the Declaration for Ashcombe Farms P.R.D., a Flexible Residential Planned
Community ("Declaration"), dated April 6, 1998, recorded April 13, 1998, in Miscellaneous Book 573,
Page 407, as amended by First Amendment to Declaration for Ashcombe Farms P.R.D., a Flexible
Residential Planned Community, dated March 13, I 999,recorded MarchI 9th, 1999, in Miscellaneous
Book 607, Page 440, and by Second Amendment to Declaration for Ashcombe Farms P.R.D., a Flexible

IT BEING PART OF THE SAME PREMISES which Ashcombe Products Company, a Pennsylvania
Corporation, by its deed dated October 29,1996, recorded in the Office of the Recorder of Deeds of
Cumberland County in Deed Book 153, Page 279, granted and conveyed unto Country Square
Partnership, a Pennsylvania General Partnership, Grantor herein.

UNDER AND SUBJECT, to restrictions and covenants of record, including, but not limited to,
Declaration for Ashcombe Farms P.R.D., a Flexible Residential Planned Community, dated April 6, 1998,
recorded April 13, 1998 in the Office of the Recorder of Deeds of Cumberland County, in Miscellaneous
Book 573, Page 407, First Amendment to Declaration of Ashcombe Farms, P.R.D., a Flexible Residential
Planned Community, Dated March 13th, 1999, recorded March 19, 1999 in the Office of the Recorder of
Deeds of Cumberland County in Miscellaneous Book 607, Page 440,Second Amendment to Declaration
for Ashcombe Farms, P.R.D., a Flexible Residential Planned Community, dated September 29, 1999,
recorded in the Office of the Recorder of Deeds of Cumberland County, Pennsylvania, in Miscellaneous
Book 627, Page 652, and under and subject, nevertheless, to all restrictions, easements, covenants and
rights-of-way of record, or visible by inspection of premises.
TOGETHER, with all the rights-of-way, water, watercourses, rights, liberties, privileges, Hereditaments
and appurtenances whatsoever thereto belonging or in any wise appertaining, and the reversions and
remainders, rents, issues and profits thereof; all of the estate, right, title, interest, property, claim and
demand whatsoever of said Grantor, in law, equity or otherwise howsoever, of, in and to the same and
every part thereof.
TO HAVE AND TO HOLD the said Lot, above-described, and the Hereditaments and Premises hereby
granted or mentioned and intended so to be, with the appurtenances unto the said Grantee, its heirs,
