COMPLAINT
1. Plaintiffs, are Joel B. Koser and Nancy L. Koser who are adult individuals, currently
residing at 701 Trail Road, Elizabethtown, Lancaster County, Pennsylvania 17022.
2. Defendant, is Brenda L. Bruner, an adult individual, currently residing at 306 South Enola
Drive, Enola, Cumberland County, P A 17025.
3. This action is based on a certain Installment Sales Agreement dated December 20, 1995
by and between Plaintiffs and Defendant, the same of which is attached hereto incorporated herein
by reference as though set forth at length and marked as Exhibit "A".
4. The Defendant is not in the military service of the United States of America or any of its
allies.
5. The premises subject to said mortgage is described as follows:
ALL THAT CERTAIN piece or parcel of land situate in East Pennsboro Township,
Cumberland County, Pennsylvania, bounded and described as follows, to wit:
BEGINNING at a stake in the eastern line of South Enola Drive, at the southern line 4 - of
land now or late of Edward E. Tuckey; thence along land now or late of Edward E. Tuckey, North
seventy (70) degrees twenty-four (24) minutes East one hundred fifty-one (151) feet to a stake in
the western line ofa ten (10) foot alley, South thirty-six (36) degrees East sixteen (16) feet to a stake;
thence along land of Clayton E. Miller, formerly Ralph A. Sheetz, South fifty-six (56) degrees

twenty (20) minutes West ninety-nine and twenty-eight one hundredths (99.28) feet to a stake;
thence along land of Clayton E. Miller, formerly Ralph A. Sheetz, South fifty-three (53) degrees
twenty-four (24) minutes West forty-five (45) feet to a stake in the eastern line of South EnolaDrive;
thence along the Eastern line of South Enola Drive, North thirty-six (36) degrees West fifty-five (55)
feet to a stake, the place of BEGINNING.
HAVING thereon erected a concrete block building known as NO. 306 South Enola Drive,
Enola, Pennsylvania.
BEING THE SAME PREMISES which Rebecca L. Myers n/kIa Rebecca L. Brown and A.
Joseph Ordo and Linda L. Ordo, his wife, by Deed dated January 15, 1988, in Cumberland County
Deed Book 33-D, Page 777, granted and conveyed unto Joel B. Koser and Nancy L. Koser, his wife,
Sellers herein.
6. The said Installment Sales Agreement is in default and subject to foreclosure because the
Defendant failed to make payments when due in accordance with the terms and conditions on the
Installment Sales Agreement.
7. In accordance with the terms and conditions of the Installment Sales Agreement, the
whole principal debt secured thereby has become due and payable and recoverable immediately
together with all interest due thereon with reasonable attorney fees and cost of suit.
8. The amount due on said Agreement as of March 20, 2000, is computed as follows:

Delinquent interest -
$ 3,433.20
Insurance
$ 240.00
Attorney fee (5%)-
$ 1,500.00
Per diem - ($9.41/day from 3/20/00) $ 141.15

WHEREFORE, Plaintiff demands judgment against Defendant in the sum of $51,089.78,
together with costs, interest and attorney fees for the foreclosure and sale of the mortgaged premises.
