IN ~ESS ~OF, ~e. said parties herm~o have hera~o ~S & A BUILDERS, ~ (seal) -- (seal) ALL THAT CERTAIN piece or parcel of land situated in the Township of South Middleton, County of Cumberland and Commonwealth of Pennsylvania, more particularly bounded and described as follows: BEGINNING at a point on the eastern legal right-of-way line of South Pin Oak Drive at the dividing line between Lots Nos. 3 and 2 as shown on the hereinafter mentioned plan of lots; thence along said dividing line between Lots Nos. 3 and 2, South 84 degrees 48 minutes East a distance of 220.47 feet to a point on East Springville Road; thence in and through East Springville Road, South 6 degrees 1 minutes 50 seconds West, a distance of 194.14 feet to a point in said Springville Road at the dividing line between Lots Nos. 3 and 4 as shown on the hereinafter mentioned plan of lots; thence along said dividing line between Lots Nos. 3 and 4, North 84 degrees, 48 minutes West 217.65 feet to a point on the eastern right-of-way line of South Pin Oak Drive; thence along the eastern right-of-way line of South Pin Oak Drive, North 5 degrees 12 minutes East, a distance of 194.12 feet to a point on the same at the dividing line between Lots Nos. 3 and 2 as shown on the hereinafter mentioned plan of lots the place of BEGINNING. , BEING Lot No. 3 as shown on a certain subdivision plan of Lots entitled "Final Plan of Phase One for THE OAKS" as recorded in the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania in Plan Book 55, Page 104.
