CIVIL ACTION - COMPLAINT IN EJECTMENT
IMC Mortgage Company, by its attorneys, Grenen & Birsic, P.C., and files this Complaint
in Ejectment, as follows:
1. Plaintiffis a lending institution duly authorized to conduct business in the Commonwealth
of Pennsylvania with a place of business located at 4501 Erskine Road, Suite 50, Cincinnati, OH
45242.
2. The Defendants, Ronald Ritter Bentz and Luann B. Bentz are individuals whose last
known address is 442 North Hanover Street, Carlisle, PA 17013.
3. On or about December 8, 1999, the real property and improvements thereon commonly
know as 442 North Hanover Street, Carlisle, P A 17013 (he~miseS") were sold to Plaintiff
pursuant to the Sheriff's Sale in ~. A true and correct copy of the legal
description of said property is marked as Exhibit" A", attached hereto and made a part hereof.
4. At the time of the Sheriff Sale, Defendants were occupying the Premises.
5. Plaintiff, by virtue of said Sheriff's Sale, is the owner of the Premises and therefore right
to immediate possession and title to the Premises is in Plaintiff and not in Defendants.

6. On May 25, 2000, counsel for Plaintiff sent written notice to the Defendants to vacate
the Premises on or before June 9, 2000. A rrue and correct copy of said Notices are marked Exhibit
"B", attached hereto and made a part hereof.
7. Defendants are occupying, using and enjoying the Premises without right and to Plaintiff's
knowledge without claim of tide.
8. Defendants are unjusdy and unlawfully obtained possession of the Premises to the
detriment of Plaintiff.
WHEREFORE, Plaintiff demands judgment against Defendants for possession of the Premises
known as 442 North Hanover Street, Carlisle, PA 17013, together with such other relief as this
Honorable Court may deem necessary.

ALL that lot of land with the improvements thereon erected situate in the Borough of
Carlisle, Cumberland County, Pennsylvania, bounded and described as follows:
ON the South by North Hanover Street; on the West by property now or formerly of George
W. Wolf and wife; on the North by an alley; and on the East by property now or formerly of
Benjamin W. Ritter; having a frontage of 14 feet, more or less, on North Hanover Street and
extending in depth 120 feet, more or less, to the alley on the North and being improved with the
Western half of a two and one-half story frame double dwelling house, the Eastern boundary line of
the lot herein conveyed running through the division wall between the two parts of said dwelling
house, and being known as No. 442 North Hanover Street.
BEING the same premises which Benjamin W. Ritter and Betty 1. Ritter, by Deed dated
November 11, 1978 and recorded in the Office of the Recorder of Deeds of Cumberland County on
November 13, 1978, in Deed Book Volume D28, Page 448, granted and conveyed unto Ronald
Ritter Bentz.

above-captioned matter. As you may also be aware, IMC purchased the property at a sale conducted
by the Sheriff of Cumberland County on December 8,1999. Accordingly, IMC is now the record
title owner of the property.
Our client has recently informed me that you remain on this property. The purpose of this
letter is to notify you that you must vacate the premises on or before fifteen (15) days from the date
of this letter. If you fail to vacate the premises on or before that date, IMC will institute formal legal
action to have you removed from the premises. I trust that such will not be necessary. If you i!ave
