STIPULATION AGAINST LIENS
WHEREAS, Dennis E. Hickey and Patricia A. Hickey, his wife, the OWNER of the real estate
described below,' has or is about to execute a contract with ARTISTillI, INC. , whose
principal business address is Lisburn , Pennsylvania, to construct a
single family dWelling upon lands situate at 123 East Countryside Drive, Lot #27, South Middleton
Township, Boiling Springs, Cumberland County, Pennsylvania, and more particularly bounded and described
on Exhibit "A" attached hereto and made a part hereof; and,
NOW, THEREFORE, this / 2~ay of ""- fu.J\...e ,2000, before any authority had been given
by ARTISTF.f!H. mc. to commence work on said facilities, or purchase materials for same,
in consideration 6f making of the above-described Contract with Dennis E. Hickey and Patricia A. Hickey, his
wife, Owner, and in further consideration of One ($1.00) Dollar paid to the general contractor by Dennis E.
Hickey and Patricia A. Hickey, his wife, the receipt whereof is hereby acknowledged, it is agreed that no
liens or claims shall be filed or maintained against the Owner's facilities and the land above-described, or
upon Dennis E. Hickey and Patricia A. Hickey, the Owner, by the general contractor, or any of its
subcontractors, or by any of the materialmen or workmen, or any other person acting through or under
them, for or on account of any labor, or materials purchased; or extra labor or materials purchased for,
towards, in or about the erection, construction, design and improvement of said facilities, under said
contract or otherwise, the right to have, file and maintain such liens or claims against the facilities, the land
above-described, and Dennis E. Hickey and Patricia A. Hickey, his wife, the Owner, being hereby expressly
waived by the general contractor for itself, its subcontractors, all materialmen, or workmen and other acting
through or under them.

ALL that certain tract of land situate in South Middleton Township, Cumberland County,
Pennsylvania, bounded and described in accordance with a Plan prepared by Advantage
Engineering Services, dated May 1, 1998 and recorded in the Office of the Recorder of Deeds for
Cumberland County in Plan Book 77, Page 95, as follows:
BEGINNING at a point in eastern right of way line of East Countryside Drive at corner
of Lot No. 28 on Plan of Misty Meadows; thence along eastern right of way line of Countryside
Drive North 02 degrees 41 minutes 11 seconds East 100.00 feet to a point at Phase 2. of Plan of
Misty Meadows; thence along Phase 2, South 87 degrees 18 minutes 49 seconds East 165.64 feet
to a point; thence still along Phase 2 of Misty Meadows South 50 degrees 03 minutes 40 seconds
East 124.14 feet; thence along lands now or formerly of George F. Dixon, Jr. QTIP Trust South
39 degrees 56 minutes 20>seconds West 100.00 feet to a point at Lot No. 28; thence along Lot
No. 28, North 50 degrees 03 minutes 40 seconds West 90.43 feet to a point; thence still along Lot
No. 28 North 87 degrees 18 minutes 49 seconds West 131.94 feet to a point, the Place of
BEGINNING.
CONTAINING 25,607.30 square feet and designated as Lot No. 27 on the Plan of Misty
Meadows.
