the Leese term, the rent (now $725.00) end the renewel term, This wes confirmed by letter agreement,
deted June 24, 1994, e true copy of which is attachad hereto and incorporated herein as Exhibit "B",
6, On May 1, 1995, the May, 1994 Lease was renewed again upon all the terms and
conditions as the November 9, 1993 Lease, save the Lease term, the rent and renewal term. This was
confirmed by letter, a true copy of which is attached hereto and incorporated herein as Exhibit "e".
7. At all times following June 1, 1995, the Lease required a monthly rental of Seven Hundred
Fifty Dollars ($750,00) payable in advance on the first day of every month,
8, After July 1, 1996, Defendants ceased to pay the rent due under the Lease. The amount
of rent in arreers is One Thousand Five Hundred Dollars ($1,500.00). Defendents also have failed to pay
One Hundred Forty Dollars ($140.00) representing late fees owing as per paragraph 1 (g) of the Lease.
9. Defendants, in accordance with paragraph 1 (I) of the Lease, gave the Plaintiff their sixty
(60) day notice on July 21, 1996 to vacate the premises and terminate the Lease. Such notice is
evidenced by Defendants'letter, dated July 21, 1996, a true and copy of which is attached hereto and
incorporated herein as Exhibit "0",
1 O. Confirmation of the sixty (60) day notice to vacate and terminate is evidenced by Plaintiff's
letter, dated July 31, 1996. A true copy of which is attached hereto and incorporated herein as Exhibit
"E".
11, On September 3. 1996, the Defendants vacated the premises and surrendered possession
thereof to the Plaintiff. The sixty (60) day notice to vacate and terminate given July 21,1996, created
an effective Lease termination date of September 19, 1996.
12. Defendants failed to pay rent on August 1, 1996 and September 1, 1996, for the months
of August and September,

Dear Mr and Mrs Connell,
During our phona conversation last month
regarding renewal of the lease on our house on Asper Drive you
indicated your desire to exercise the 60 day renewal which would
extend your current lease through July 1994, Since we did not
receive the sixty day notification of your intent to terminate at
the end of that period we conclude it is your intent to renew the
lease under the terms we discussed on the phone,
During that converstaion I offered a ten
month lease renewal commencing at the expiration or your current
lease (31 July 1994) at $725 per month. All terms and conditions
of the original lease dated 9 November 1993 except the term of
the lease, monthly rental amount and renewal term would be the
same. Any further extensions or change in terms would also be
subject to the sixty day written notification procedures in the
original lease,

the first of July 1994, For future reference we will be moving

This is written confirmation of the 60 day notice that we gave you during our telephone
conversation of July 21, 1996,
We would like to thank you for renting your property to us for the last three years. It has
served our family well. It met our needs until we could get back into our own home, And, as
your are aware, things have improved so that we can do that once again,
Our goal was to get back into the West Shore School District so that our son could' finish his
last four years of school with his friends and we have been abe to do that,
As I requested on the phone, we would like you to deduct our last months rent from the
remaining $1,100 deposit that we gave you November of 1993,
In light 0' the following improvements and repairs that we have made to the property
(1296 Asper Drive Boiling Springs PAl and having paid our rent consistently for the last three
years, we think that this is a reasonable request and we would greatly appreciate your help at
this time,
. Prior to moving in we spent 9 days cleaning, painting (eight rooms &, upstairs hall)
and patching cracks in walls and ceilings. Papered a bedroom and bath. Removed
debris 'rom window sills,
. Gutter clean out of sediment and growing plants,
. Arranged for Power company to put in insulation through out house - valued at
$5,000 In materials and labor, (No Charge)
. Replaced dishwasher, (No Charge)
. Installed new window screens in all the windows,
. Repaired grout around 'ireplace wood stove that was allowing cold air to seep
into house,
. Removal of heavy snow 'rom the roo' during the winter of 1994. (This snow caused
many roofs in the area to cave in.) The average estimate to clear snow 'rom a
residential home was $250,00,
. Repaired window in living room that was allowing rain water to run into the house,
in a stream, onto the wood floor,
