BEGINNING at a point, said point being located on the Eastern Right-of-Way Line of
Longstreet Drive (a 50 foot right-of-way) at the end of a curve connecting the Nonhern Right-of-
Way Line of Wertz Run Road, T-499 (a 60 foot right-of-way) with the Eastern Right-of-Way
Line of Longstreet Drive; thence along said Eastern Right-of-way Line of Longstreet Drive
Nonh 25 degrees 25 minutes 00 seconds East a distance of 51.15 feet to a point; thence along
the same on the arc of a curve, curving to the left, having a r:ldius of 225.00 feet and an arc
length of 115.93 feet to a point at Lot #24; thence along said Lot #24 Nonh 79 degrees 30
minutes 13 seconds East, a distance of 224.38 feet to a point at Lot #16, being pan of Wertz
Run Heights, Phase 2 and other land of Kollas and Costopoulos Construction; thence along Lot
#16 South 71 degrees 16 minutes 40 seconds West, a distance cf 137.73 feet to a point at land
now or late of Kingsbrook Civic Association; thence along saic! ::lnds now or late of Kingsbrook
Civic Action South 18 degrees 43 minutes 20 seconds West, a c:s:ance of 390.00 feet to a point
on the dedicated Nonhern Right-of-\Vay Line ofWe:-.z R:m He:~~ts; thence along said dedicated
Northern Right-of-Way Line ofWer.z Run Heights in a Weste,:;' direction on the arc of a curve,
curving to the left, having a r:ldius of 405.00 fee: and an arc :~::gth of 168.10 feet to a point;
thence along same North 60 degrees 12 minutes 3: seconds W~s:, a distance of 147.60 feet to
a point; thence along the same on the arc of a curve, curvir.g :0 the left, having a radius of
630.00 feet, and an arc length of 7.06 feet to a point at the s:art of a curve connecting the
Northern Right-of-Way Line of Wertz Run Road with the =astern Right-of-Way Line of
Longstreet Drive; thence along the curve in a northerly directic:: on the arc of a curve, curving
to the right, having.a radius of 20.00 feet and an arc length of ':0.17 feet to a point, the point
of BEGINNING.
SAID LOT CONTAINS 96,254.67 square feet or 2.21 ac,~s, and is subject to 75.00 foot
wide Drainage Easement for Wertz Run, a Delineated Wetlanc! Area for Wertz Run, a portion
of a 100- Year Flood Plain for Wertz Run, a 20.00 foot wide Sanitary Sewer Easement, and a
40.00 foot wide Drainage Swale Easement as shown on the Reccrded Final Subdivision Plan for
Phase I of Wertz Run Heights.
