LEGAL DESCRIPTION
ALL THAT CERTAIN tract of land situate in Hampden Township,
CUmberland County, Pennsylvania, being Lot No. 30, as shown on
Kingswood Final Subdivision Plan of Phases VB and VC, dated
December 3, 1993 and recorded April 8, 1994 in Cumberland County
Plan Book 67, Page 136, being bounded and described as follows:
BEGINNING at an iron pin, being a westerly corner of Lot No.
31 and lying in a northerly right-of-way of existing Memory Lane
(43.5-foot right-of-way); thence along said right-of-way, South
88 degrees 52 minutes 45 seconds West, 100.00 feet to an iron
pin, lying in said right-of-way and being a southerly corner of
Lot No. 29; thence along Lot No. 29, North 01 degree 07 minutes
15 seconds West, 106.00 feet to an iron pin, being an easterly
corner of Lot No. 29 and lying in a southerly line of Lot No.
34 (lands of Kingswood Subdivision Phase VA, Plan Book 65, Page
144); thence along Lot No. 34, North 88 degrees 52 minutes 45
seconds East, 100.00 feet to an iron pin lying in said line and
being a northerly corner of Lot No. 31; thence along Lot No. 31,
South 01 degree 07 minutes 15 seconds East, 106.00 feet to an
iron pin, being the place of BEGINNING. CONTAINING 0.24 acre.
UNDER AND SUBJECT, NEVERTHELESS, to Declaration of Covenants,
Easements, Restrictions, Equitable Servitudes, Charges and Liens
dated November 9, 1988 and recorded November 10, 1988 in Cumberland
County Misc. Book 356, Page 1095, as adopted by Amendment recorded
in Cumberland County Misc. Book 471, Page 148.
BEING the same premises which pamay Development Co., Inc., a
Pennsylvania corporation, by its Deed dated October 24, 1996 and
recorded November 4, 1996 in the Recorder of Deeds Office in and
for Cumberland County, Pennsylvania, in Deed Book 148, Page 621,
granted and conveyed unto James L.D. Monroe and Diane F. Monroe,
his wife.
