STIPULATION AGAINST LIENS
THIS AGREEMENT made the 30th of April, 1997, by and between
JARLIN HOMES, INC.,
AND
CHARLES A. BRIDGE and JUDITH M. HINES, hereinafter referred to as
Owner, whereby the former undertook and agreed to erect and
construct a single family dwelling on that certain lot of ground
situate in
ALL THAT CERTAIN lot or parcel of land situate in East pennsboro
Township, Cumberland County, Pennsylvania, as more fully described
in attached Exhibit "A", and which is also known as Lot 8, Jarlin
Farm, Enola, Pennsylvania.
NOW THEREFORE, THIS AGREEMENT WITNESSETH: That the said
Contractor, for and in consideration of the sum of ($1.00) Dollar
to JARLIN HOMES, INC. in hand paid by Owner, the receipt whereof is
hereby acknowledged, and the further consideration mentioned
in the agreement aforesaid, for themselves and their subcontractors,
and all parties acting through or under them, covenant and agree
that no mechanic's liens or claims shall be filed or maintained
by them or any of them against the said buildings and the lot
of ground appurtenant thereto for or on account of any work done
or materials furnished by them or any of them under said contract
or otherwise, for, towards, in, or about the erection and
construction of the said buildings on the lot above described,
and the said Contractor, for themselves, their subcontractors and
others under them hereby expressly waive and relinquish the right
to have, file, and maintain any mechanic's liens or claims
against the said buildings or any of them, and agree that this
instrument, waiving the right of lien, shall be an independent
covenant.

LEGAL DESCRIPTION
ALL THAT CERTAIN lot or parcel of land situate in East
pennsboro Township, Cumberland County, Pennsylvania, and being
more fully shown and described as Lot 8 on a subdivision plan
titled "JarLin Farm" prepared by Joseph H. Body, Engineer &
Surveyor (Plan No. C-1287) and recorded in Plan Book 69, Page 63,
Cumberland County Records, to wit:
BEGINNING at a point on the western right-of-way line in the
expanded circle (50' radius) at the intersection of Fortuna Lane
and Sgrignoli Lane; thence along said right-of-way line by a curve
to the left having a central angle of 78 degrees 29 minutes 44
seconds, a radius of 50.00', an arc length of 68.50', and a chord
of 63.27' bearing South 33 degrees 59 minutes 41 seconds East,
to a point of reverse curvature; thence continuing along said
right-of-way by a curve to the right having a central angle of
39 degrees 42 minutes 55 seconds, a radius of 15.00', an arc length
of 10.40', and a chord of 10.19' bearing South 53 degrees 23 minutes
05 seconds East, to a point of tangency on the western right-of-way
line of Fortuna Lane; thence leaving Fortuna Lane and following
along Lot 7 of the above referenced JarLin Farm subdivision,
South 56 degrees 28 minutes 22 seconds West, 100.00 feet to a
point in line of land of the Penn Hills subdivision as shown in
Plan Book 61, Page 79; thence partly along Lot 4 and completely
along Lot 3 and partly along Lot 2 of Penn Hills, North 33
degrees 31 minutes 38 seconds West, 150.00 feet to a point;
thence along Lot 9 of the above referenced JarLin Farm
subdivision, South 84 degrees 44 minutes 49 seconds East, 123.18
feet to the point of BEGINNING.
CONTAINING 10,256 square feet.
SUBJECT TO the restrictive covenant that no parking of
recreational vehicles or boats shall be permitted on the lots or
streets within the JarLin Farm subdivision unless they are housed
inside a garage.
BEING the same premises which Steven M. Sipe and Nancy J. Sipe,
Husband and Wife, by their deed to be recorded simultaneously
herewith, in the Office of the Recorder of Deeds of Cumberland
County, granted and conveyed unto Charles A. Bridge and Judith
M. Hines.
