THE FOLLOWING NOTICE IS BEING PROVIDED PURSUANT TO THE FAIR DEBT
COLLECTION PRACTICES ACT, 15 U.S.C. 1601:
The undersigned attorney is attempting to collect a debt owed to
the Plaintiff, and any information obtained will be used for that
purpose, The amount of the debt is stated in this Complaint.
Plaintiff is the creditor to whom the debt is owed. Unless the
Debtor, within thirty (30) days after your receipt of this notice
disputes the validity of the aforesaid debt or any portion thereof
owing to the Plaintiff, the undersigned attorney will assume that
said debt is valid, If the Debtor notifies the undersigned
attorney in writing within the said thirty (30) day period that the
aforesaid debt, or any portion thereof, is disputed, the
undersigned attorney shall obtain written verification of the said
debt from the Plaintiff and mail same to Debtor. Upon written

COM P L A I N T
1. Plaintiff, FLEET MORTGAGE CORPORATION, is a Rhode Island
corporation with a place of business at Post Office Box 1169,
Milwaukee, Wisconsin 53201-1169,
2. Defendants, P. DAVID MCMANUELS, KAREN G. MC MANUELS, EARL
E. HECKARD, JR. and DARLENE M, HECKARD, are adult individuals whose
last known address is 214 Conodoguinet Avenue, Camp Hill,
Pennsylvania 17011.
3. On or about October 7, 1977, the said Defendants, P. David
Mc Manuels and Karen G, McManuels, executed and delivered a
Mortgage Note in the sum of $48,500.00 payable to The Lomas &
Nettleton Company, which Note is attached hereto and marked Exhibit
"A".
4, Contemporaneously with and at the time of the execution of
the aforesaid Mortgage Note, in order to secure payment of the
same, the Defendants, P. David Mc Manuels and Karen G, Mc Manuels,
made, executed and delivered to original Mortgagee, a certain real
estate Mortgage which is recorded in the Recorder of Deeds Office
of the within County and Commonwealth in Mortgage Book 631, Page
161, conveying to Mortgagee the subject premises. Said Mortgage is
incorporated herein by reference. Said Mortgage was subsequently
assigned to Fleet Mortgage Corp. as recorded in the aforementioned
County on May 1B, 19BB, recorded in Book 349, Page 107B. The
Mortgage was further assigned to Fleet Mortgage Corp. as recorded
in the aforementioned County on September 25, 19BB, recorded in
Book 369, Page 603. Said Mortgage was further assigned to Fleet
Mortgage Corporation as recorded in the aforementioned County on
August B, 1991, recorded in Book 402, Page 3B9. Said Assignments
of Mortgage are incorporated herein by reference,
5. The land subject to the Mortgage is: 214 Conodoguinet
Avenue, Camp Hill, Pennsylvania 17011, and is more particularly
described in Exhibit "B" attached hereto,
6. By Deed dated recorded in Cumberland County Deed Book S,
Volume 2B, Page 546, the said P. David Mc Manuels and Karen G. Mc
Manuels conveyed the within premises SUBJECT TO THE MORTGAGE to Boc
Van Ph am and Hai Thi Nguyen, The said Defendants, Boc Van Pham and
Hai Thi Nguyen, by Deed recorded in Cumberland County Deed Book V,
Volume 2B, Page B4, conveyed the premises SUBJECT TO THE MORTGAGE
to Earl E. Heckard, Jr. and Darlene M. Heckard, who presently stand
as terre tenants,
7. The Mortgage is in default due to the fact that Mortgagors
have failed to pay the installment due on September 1, 1996, and
all subsequent installments thereon, and the following amounts are
due on the Mortgage:
(al Unpaid principal balance $ 32,298.87
(b) Interest at $7,52 per day
from 8/1/96 to 5/1/97
(based on contract rate of 8.50%) 2,052,96
(c) Late Charges of $20,10 for 2 months
and $20.15 for 6 months

*Together with interest at the per diem rate noted in (b) above
after May I, 1997, and other charges and costs to date of Sheriff's
Sale. The attorney's fees set forth above are in conformity with
the Mortgage documents and Pennsylvania law, and will be collected
in the event of a third party purchaser at Sheriff's Sale, If the
Mortgage is reinstated prior to the sale, reasonable attorney's
fees will be charged that are actually incurred by Plaintiff,
8. No judgment has been entered upon said Mortgage in any
jurisdiction.
9. Notice of intention to foreclose and to accelerate the
loan balance has been given to the Mortgagors in accordance with
Section 403 of Pennsylvania Act No.6 of 1974, but the Mortgagor
has failed to reinstate the Mortgage in accordance with the
provisions thereof. A copy of the Notice is attached hereto and
made a part hereof as Exhibit "C",

1. Plaintiff, FLEET MORTGAGE CORPORATION, is a Rhode Island
corporation with ,a place of business at Post Office Box 1169,
Milwaukee, Wisconsin 53201-1169,
2. Defendants, P. DAVID MCMANUELS, KAREN G, MC MANUELS, EARL
E. HECKARD, JR, and DARLENE M, HECKARD, are adult individuals whose
last known address is 214 Conodoguinet Avenue, Camp Hill,
Pennsylvania 17011.
3. On or about October 7, 1977, the said Defendants, p, David
Mc Manuels and Karen G, McManuels, executed and delivered a
Mortgage Note in the sum of $48,500,00 payable to The Lomas &
Nettleton Company, which Note is attached hereto and marked Exhibit
lIA".
4. Contemporaneously with and at the time of the execution of
the aforesaid Mortgage Note, in order to secure payment of the
same, the Defendants, p, David Mc Manuels and Karen G, Mc Manuels,
made, executed and delivered to original Mortgagee, a certain real
estate Mortgage which is recorded in the Recorder of Deeds Office
of the within County and Commonwealth in Mortgage Book 631, Page
161, conveying to Mortgagee the subject premises, Said Mortgage is
incorporated herein by reference. Said Mortgage was subsequently
assigned to Fleet Mortgage Corp, as recorded in the aforementioned
County on May IB, 19BB, recorded in Book 349, Page 1078. The
Mortgage was further assigned to Fleet Mortgage Corp. as recorded
in the aforementioned County on September 25, 19B8, recorded in
Book 369, Page 603. Said Mortgage was further assigned to Fleet
Mortgage Corporation as recorded in the aforementioned County on
August 8, 1991, recorded in Book 402, Page 389, Said Assignments
of Mortgage are incorporated herein by reference.
5, The land subject to the Mortgage is: 214 Conodoguinet
Avenue, Camp Hill, Pennsylvania 17011, and is more particularly
described in Exhibit "B" attached hereto.
6. By Deed dated recorded in Cumberland County Deed Book S,
Volume 28, Page 546, the said p, David Mc Manuels and Karen G. Mc
Manuels conveyed the within premises SUBJECT TO THE MORTGAGE to Boc
Van Pham and Hai Thi Nguyen. The said Defendants, Boc Van Pham and
Hai Thi Nguyen, by Deed recorded in Cumberland County Deed Book V,
Volume 28, Page 84, conveyed the premises SUBJECT TO THE MORTGAGE
to Earl E, Heckard, Jr, and Darlene M, lIeckard, who presently stand
as terre tenants.
7. 'I'he Mortgage is in default due to the fact that Mortgagors
have failed to pay the installment due on September 1, 1996, and
all subsequent installments thereon, and the following amounts are
due on the Mortgage:
(a) Unpaid principal balance $ 32,298,87
(b) Interest at $7,52 per day
from 8/1/96 to 5/1/97
(based on contract rate of 8,50%) 2,052.96
(c) Late Charges of $20,10 for 2 months
and $20.15 for 6 months

Mortgage is reinstated prior to the sale, reasonable attorney's
fees will be charged that are actually incurred by Plaintiff,
8, No judgment has been entered upon said Mortgage in any
jurisdiction,
9. Notice of intention to foreclose and to accelerate the
loan balance has been given to the Mortgagors in accordance with
Section 403 of Pennsylvania Act No.6 of 1974, but the Mortgagor
has failed to reinstate the Mortgage in accordance with the
provisions thereof. A copy of the Notice is attached hereto and
made a part hereof as Exhibit "CD,

1. Plaintiff, FLEET MORTGAGE CORPORATION, is a Rhode Island
corporation with a place of business at Post Office Box 1169,
Milwaukee, Wisconsin 53201-1169.
2. Defendants, P. DAVID MCMANUELS, KAREN G. MC MANUELS, EARL
E. HECKARD, JR. and DARLENE M. HECKARD, are adult individuals whose
last known address is 214 Conodoguinet Avenue, Camp Hill,
Pennsylvania 17011.
3. . On or about October 7, 1977, the said Defendants, P. David
Mc Manuels and Karen G. McManuels, executed and delivered a
Mortgage Note in the sum of $48,500.00 payable to The Lomas &
Nettleton Company, which Note is attached hereto and marked Exhibit
"AU.
4. Contemporaneously with and at the time of the execution of
the aforesaid Mortgage Note, in order to secure payment of the
same, the Defendants, P. David Mc Manuels and Karen G. Me Manuels,
made, executed and delivered to original Mortgagee, a certain real
estate Mortgage which is recorded in the Recorder of Deeds Office
of the within County and Commonwealth in Mortgage Book 631, Page
161, conveying to Mortgagee the subject premises. Said Mortgage is
incorporated herein by reference. Said Mortgage was subsequently
assigned to Fleet Mortgage Corp. as recorded in the aforementioned
County on May 18, 1988, recorded in Book 349, Page 1078. The
Mortgage was further assigned to Fleet Mortgage Corp. as recorded
in the aforementioned County on September 25, 1988, recorded in
Book 369, Page 603. Said Mortgage was further assigned to Fleet
Mortgage Corporation as recorded in the aforementioned County on
August 8, 1991, recorded in Book 402, Page 389. Said Assignments
of Mortgage are incorporated herein by reference.
5. The land subject to the Mortgage is:
214 Conodoguinet
Avenue, Camp Hill, Pennsylvania 17011, and is more particularly
described in Exhibit "B" attached hereto.
6. By Deed dated recorded in Cumberland County Deed Book S,
Volume 28, Page 546, the said P. David Me Manuels and Karen G. Mc
Manuels conveyed the within premises SUBJECT TO THE MORTGAGE to Boc
Van Pham and Hai Thi Nguyen. The said Defendants, Boc Van pham and
Hai Thi Nguyen, by Deed recorded in Cumberland County Deed Book V,
Volume 28, Page 84, conveyed the premises SUBJECT TO THE MORTGAGE
to Earl E. Heckard, Jr. and Darlene M. Heckard, who presently stand
as terre tenants.

7. The Mortgage is in default due to the fact that Mortgagors
have failed to pay the instdllment due on September 1, 1996, and
all subsequent installments thereon, and the following amounts are
due on the Mortgage:
(a) Unpaid principal balance $ 32,298.87
(b) Interest at $7.52 per day
from 8/1/96 to 5/1/97
(based on contract rate of 8.50%) 2,052.96
(c) Late Charges of $20.10 for 2 months
and $20.15 for 6 months

*Together with interest at the per diem rate noted in (b) above

Mortgage is reinstated prior to the sale, reasonable attorney's
fees will be charged that are actually incurred by Plaintiff.
8. No judgment has been entered upon said Mortgage in any
jurisdiction.
9. Notice of intention to foreclose and to accelerate the
loan balance has been given to the Mortgagors in accordance with
Section 403 of Pennsylvania Act No. 6 of 1974, but the Mortgagor
has failed to reinstate the Mortgage in accordance with the
provisions thereof. A copy of the Notice is attached hereto and
made a part hereof as Exhibit "C".

1. Plaintiff, FLEET MORTGAGE CORPORATION, is a Rhode Island
corporation with a place of business at Post Office Box 1169,
Milwaukee, Wisconsin 53201-1169.
2. Defendants, P. DAVID MCMANUELS, KAREN G. MC MANUELS, EARL
E. HECKARD, JR. and DARLENE M. HECKARD, are adult individuals whose
last known address is 214 Conodoguinet Avenue, Camp Hill,
Pennsylvania 17011.
3. On or about October 7, 1977, the said Defendants, P. David
Me Manuels and Karen G. McManuels, executed and delivered a
Mortgage Note in the sum of $48,500.00 payable to The Lomas &
Nettleton Company, which Note is attached hereto and marked Exhibit
"All.
4. Contemporaneously with and at the time of the execution of
the aforesaid Mortgage Note, in order to secure payment of the
same, the Defendants, P. David Me Manuels and Karen G. Me Manuels,
made, executed and delivered to original Mortgagee, a certain real
estate Mortgage which is recorded in the Recorder of Deeds Office
of the within County and Commonwealth in Mortgage Book 631, Page
161, conveying to Mortgagee the subject premises. Said Mortgage is
incorporated herein by reference. Said Mortgage was subsequently
assigned to Fleet Mortgage Corp. as recorded in the aforementioned
County on May 18, 1988, recorded in Book 349, Page 1078. The
Mortgage was further assigned to Fleet Mortgage Corp. as recorded
in the aforementioned County on September 25, 1988, recorded in
Book 369, Page 603. Said Mortgage was further assigned to Fleet
Mortgage Corporation as recorded in the aforementioned County on
August 8, 1991, recorded in Book 402, Page 389. Said Assignments
of Mortgage are incorporated herein by reference.
5. The land subject to the Mortgage is: 214 Conodoguinet
Avenue, Camp Hill, Pennsylvania 17011, and is more particularly
described in Exhibit "B" attached hereto.
6. By Deed dated recorded in Cumberland County Deed Book S,
Volume 28, Page 546, the said P. David Me Manuels and Karen G. Mc
Manuels conveyed the within premises SUBJECT TO THE MORTGAGE to Boc
Van Pham and Hai Thi Nguyen. The said Defendants, Boc Van pham and
Hai Thi Nguyen, by Deed recorded in Cumberland County Deed Book V,
Volume 28, Page 84, conveyed the premises SUBJECT TO THE MORTGAGE
to Earl E. Heckard, Jr. and Darlene M. Heckard, who presently stand
as terre tenants.

THE FOLLOWING NOTICE IS BEING PROVIDED PURSUANT TO THE FAIR DEBT
COLLECTION PRACTICES ACT, 15 U.S.C. 1601:
The undersigned attorney is attempting to collect a debt owed to
the Plaintiff, and any information obtained will be used for that
purpose. The amount of the debt is stated in this Complaint.
Plaintiff is the creditor to whom the debt is owed. Unless the
Debtor, within thirty (30) days after your receipt of this notice
disputes the validity of the aforesaid debt or any portion thereof
owing to the Plaintiff, the undersigned attorney will assume that
said debt is valid. If the Debtor notifies the undersigned

161, conveying to Mortgagee the subject premises. Said Mortgage is
incorporated herein by reference. Said Mortgage was subsequently
assigned to Fleet Mortgage Corp. as recorded in the aforementioned
County on May 18, 1988, recorded in Book 349, Page 1078. The
Mortgage was further assigned to Fleet Mortgage Corp. as recorded
in the aforementioned County on September 25, 1988, recorded in
Book 369, Page 603. Said Mortgage was further assigned to Fleet
Mortgage Corporation as recorded in the aforementioned County on
August 8, 1991, recorded in Book 402, Page 389. Said Assignments
of Mortgage are incorporated herein by reference.
5. The land subject to the Mortgage is: 214 Conodoguinet
Avenue, Camp Hill, Pennsylvania 17011, and is more particularly
described in Exhibit "B" attached hereto.
6. By Deed dated recorded in Cumberland County Deed Book S,
Volume 28, Page 546, the said P. David Mc Manuels and Karen G. Mc
Manuels conveyed the within premises SUBJECT TO THE MORTGAGE to Boc
Van pham and Hai Thi Nguyen. The said Defendants, Boc Van Pham and
Hai Thi Nguyen, by Deed recorded in Cumberland County Deed Book V,
Volume 28, Page 84, conveyed the premises SUBJECT TO THE MORTGAGE
to Earl E. Heckard, Jr. and Darlene M. Heckard, who presently stand
as terre tenants.
7. The Mortgage is in default due to the fact that Mortgagors
have failed to pay the installment due on September 1, 1996, and
all subsequent installments thereon, and the following amounts are
due on the Mortgage:
(a) Unpaid principal balance $ 32,298.87
(b) Interest at $7.52 per day
from 8/1/96 to 5/1/97
(based on contract rate of 8.50%) 2,052.96
(c) Late Charges of $20.10 for 2 months
and $20.15 for 6 months
