on the hereinafter mentioned Plan of Lots; thence along the said line of Brunswick Avenue,
South 42 degrees 43 minutes 40 seconds East, 100.34 feet to a point: thence by a curve to
the right having a radius of 12.00 feet and an arc length of 18.85 feet to a point at the
northwestern line of Fleming Drive; thence along said Fleming Drive, South 47 degrees 16
minutes 20 seconds West, 113.00 feet to a point at the line of Lot No, 57 on said plan;
thence along said line of Lot NO. 57, North 42 degrees 43 minutes 40 seconds West, 112.34
feet to a point at the line of Lot No.70: thence along said line of Lot No. 70, North 47
degrees 16 minutes 20 seconds East, 125.00 feet to a point on the southwestern line of
Brunswick Avenue, the point and place of BEGINNING.
BEING known as Lot NO, 71, on the Final Subdivision Plan for Trout Run, Phase I, prepared
by Hartman and Associates and recorded September 28, 1995, in the office of the Recorder
of Deeds of Cumberland County, in Plan Book 70, Page 137,
