EXHIBIT "A" ALL THA T CERTAIN tract of land situate in the Township of Dickinson, County of Cumberland and Commonwealth of Pennsylvania, being more particularly bounded and described as follows, to wit: BEGINNING at a point in the centerline of Montsera Road (T-544), said point marking the common point of adjoiner of Lots No. 24 and 25 on the hereinafter mentioned plan of subdivision; thence extending in and through the centerline of Montsera Road, South 41 degrees 12 minutes 25 seconds East for a distance of 229,84 feet to a point in the center of said road at Har-John Drive; thence departing from the centerline of Montsera Road and extending along Har-John Drive, South 60 degrees 28 minutes 15 seconds West through a steel pin set on the southwesternmost dedicated right of way line of Montsera Road, a distance of 25,53 feet from the origin of this call. for a total distance of 451,33 feet to a steel pin at Lot No, 23 thence extending along Lot No, 23, North 16 degrees 42 minutes 20 seconds West, for a distance of 157.67 feet to a steel pin at Lot No, 24; thence extending along Lot No, 24, North 49 degrees 33 minutes 10 seconds East, through a steel pin set on the southwesternmost dedicated right of way line of Montsera Road, a distance of 25,00 feet from the terminus of this call for a total distance of 376,63 feet to a point in the center of Montsera Road, said point marking the place of BEGINNING, CONTAINING 1.659 acres to the dedicate right of way line and 1.790 acres to the centerline of Walnut Bottom Road, and being designated as Lot No, 25 on final plan of subdivision of Mooredale Manor, prepared by Rodney Lee Decker & Associates, dated March 11,1993, and recorded in the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania. in Plan Book 67 Page 91. UNDER AND SUBJECT, NEVERTHELESS, to all rights of way. casements, restrictions and/or conditions of record, BEING the same premises which John H. Fox and Cinda L. Fox, his wife and Harry H, Fox, Jr. and Ann G. Fox, his wife, by virtue of their deed dated August 3, 1994 and recorded in the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania, in Deed Book 112 at Page 746, granted and conveyed unto William J. Nitchman and Lori A. O'Connell. now known as Lori A. Nitchman. the Grantors herein. THIS IS A CONVEYANCE FROM HUSBAND AND WIFE TO HUSBAND AND WIFE AND IS THEREFORE EXEMPT FROM REALTY TRANSFER TAX.
