LEGAL DESCRIPTION
ALL THAT CERTAIN tract of land situate in Hampden Township,
Cumberland County, Pennsylvania, being Lot No. 40, as shown on
Kingswood, Final Subdivision Plan of Phase VA, dated February 9,
1993, by Penn Terra Engineering, Inc., State College,
Pennsylvania, and recorded in Cumberland County Plan Book 65,
Page 144, being bounded and described as follows:
BEGINNING at an iron pin lying in an easterly right-of-way of
Kings Circle (50 foot right-of-way) and being a westerly corner
of Lot No. 41; thence along Lot No. 41, South 78 degrees 53
minutes 18 seconds East, 150.21 feet to an iron pin, being a
southerly corner of Lot No. 41 and lying in a westerly line of
Phase VB; thence along said lands, South 09 degrees 31 minutes 55
seconds West, 70.36 feet to an iron pin lying in said line and
being a northerly corner of Lot No. 39; thence along Lot No. 39,
South 85 degrees 52 minutes 40 seconds West, 132.71 feet to an
iron pin, being a westerly corner of Lot No. 39 and lying in an
easterly right-of-way of Kings Circle; thence along said
right-of-way, North 04 degrees 07 minutes 20 seconds West, 75.00
feet to an iron pin; thence continuing along said right-of-way,
along a curve to the left, having a chord bearing of North 03
degrees 29 minutes 41 seconds East, a chord distance of 33.14
feet, a radius of 125.00 feet, and an arc distance of 33.24 feet
to an iron pin, being the place of BEGINNING. CONTAINING 0.29 acre.
Lot No. 40 is subject to a portion of an existing IS-foot
storm sewer easement along its easterly boundary, and a portion
of a wetland conservation easement area, being bounded and
described as follows:
BEGINNING at an iron pin being a southerly corner of Lot No.
41 and lying in a westerly line of Phase VB; thence along said
lands, South 09 degrees 31 minutes 55 seconds West, 70.36 feet to
an iron pin lying in said line and being a northerly corner of
Lot No. 30; thence along Lot No. 39, South 85 degrees 52 minutes
40 seconds West, 42.71 feet to a concrete monument, lying in a
northerly line of Lot No. 39 and lying in a southerly line of Lot
No. 40; thence traversing through Lot No. 40, North 04 degrees 07
minutes 20 seconds West, 84.53 feet to a concrete monument, lying
in a northerly line of Lot No. 40 and lying in a southerly line
