I, ES'llIER M. MIKOS, of ~den Township, Cunberland County,
Pennsylvania, being of sound nrlnd, memory and mderstanding, do hereby make,
publish and declare this as and for my Last Will and Testsmmt hereby revoking
and making void any and all other wills by me at any time heretofore made.
I.
I direct that my Executor hereinafter named shall pay all my just
debts and ftmeral expenses as soon as conveniently may be done after my decease.
II.
All the rest, residue and remainder of my estate, whether real,
~ personal or mixed, and wheresoever situate, I hereby give, devise and bequeath
tmto my husband, JOSEPH G. MIKOS, if he survives me by a period of thirty days.

in the Townehip of Hampden, County of Cumberland and Commonweelth of
Penneylvania, being known as 5505 Creekview Road, Hechanicsburg,
Pennsylvania, 17055, which Erma I Flickinger (formerly Ermal H. Gates),
widow, by her deed deted June 2, 1970 and recorded September 22, 1970
in the Office of the Recorder of Deeds of Cumberland County, Pennsylvania
in Deed Book U, Vol. 23, Page 666, grented snd conveyed unto Joseph G.
Hikoe snd Esther M. Hikos, his wife. The said Joseph G. Mikos died July 10,
1990, whereby title vested in Esther M. Mikos, the decedent. The property
waa sold on April 28, 1995 to William F. Donadee.

WHEREAS, the said ESTHER M. MIKOS became in her lifetime seised,
as of fee, of, in and to a certain tract of land, together with the
improvements thereon erected, situate in the Township of Hampden,
County of Cumberland, and Commonwealth of Pennsylvania, and more
particularly described hereinafter; and being so thereof seised, died
on February 6, 1994, having first made her Last Will and Testament in
writing dated October 26, 1983, duly probated and registered in the
Office of the Register of wills of cumberland County on December 6,
1994, wherein and whereby he appointed as Executors, the said JON F.
LaFAVER, to whom letters testamentary were duly issued by said
Register of wills on December 6, 1994, and wherein and whereby said
premises hereinafter described were not specifically devised, all as
in and by said will and the records of said Register of wills more
fully appears;

consideration of the sum of TWENTY THOUSAND AND NO/100 ($20,000.00)
Dollars, which has been paid to them by the said Grantee at or before
the sealing and delivery hereof, receipt whereof is hereby acknowl-
edged, has granted, bargained, sold, aliened, released and confirmsd,
and by these presents does grant, bargain, sell, alien, release and

ALL THAT CERTAIN lot or tract of land situate in the Township of
Hampden, County of Cumberland and Commonwealth of Pennsylvania, more
particularly bounded and described as follows, to wit:
BEGINNING at a point in the center line of a public road at the
western line of land now or formerly of Thomas Senseman, which is also
the eastern line of Lot No. 8 in the Plan of Lots of Linden Gates
recorded in Plan Book 3, Page 71 in the Recorder's Office of
Cumberland County, Pennsylvania; thence along said line, crossing an
iron pin on the southerly side of said public road, South 45 degrees
East 121.6 feet, more or less, to the northerly line of land now or
formerly of Grace A. Kochel and Walter G. Kochel, her husband; thence
westwardly along said northerly line 67 feet to a point in the eastern
line of Lot No. 7 in said Plan of Lots; thence along said line South
49 degrees East 151 feet to the low water line of the Conodoguinet
Creek; thence westerly along said line 3 feet to a point at the
