Pennsylvania, make, publish and declare this as and for my Las t Will and
Testament, hereby revoking all other Wills and Codicils heretofore made by me,
FIRST: I direct the payment of all my just debts and the expenses
of my last illness and funeral from my estate, as soon after my death as
conveniently may be done.
SECOND: I devise and bequeath all the rest, residue and remainder
of my estate of whatever nature and wherever situate WltO my daughter,
RCMAINE E, VOLPE, provided she survive me by sixty (60) days.
THIRD: Should my daughter, Romaine E, Volpe, predecease me or die
on or before the sixtieth (60th) day following my death, I devise and bequeath
all the rest, residue and remainder of my estate of whatever nature and wherever
situate WltO my granddaughter, JANET L. DICK,
FOUR1lI: ~Iy Executrix and personal representative shall have the following
powers in addition to those vested in them by law and by other provisions of
this Will, applicable to all property, exercisable without court approval
and effective until actual distribution of all property:
(A) To sell at public or private sale, or to lease, for any period
of time, any real or personal property and to give options for sales, exchanges
or leases, for such prices and upon such tenns or conditions as arc deemed proper,
(B) To compromise any claim or controversy.
(C) To exercise any option, right or privilege granted in insurance
policies or in other investments.
FIF'IlI:
I direct that any and all inheritance, estate and transfer
taxes imposed upon my estate passing under my Will or othe1O'lise shall be paid
out of the principal of my residuary estate.

I nominate and appoint my daughter, RGIAINE E. VOLPE, E.xecutrix

WHEREAS, the said ROMAINE E, VOLPE by her Last Will and Testa-
ment, duly proved and recorded in the Cumberland County Register
of wills Office, Pennsylvania, in Docket Book 1995-00407, Letters
Testamentary being issued on May 24, 1995, provided, in pertinent
part, as follows:
and
SECOND: I devise and bequeath all the rest, residue and
remainder of my estate of whatever nature and wherever situate
unto my daughter, ROMAINE E. VOLPE."
SIXTH: I nominate and appoint my daughter, ROMAINE E,
VOLPE, Executrix of this, my Last will and Testament."
NOW THIS INDENTURE WITNESSETH, that the said party of the first
part, by virtue of the power and authority aforesaid, in said
will contained, and in consideration of the sum of sixty Thousand
and NO/100 Dollars ($60,000.00) to her paid by the said party of
the second part, at and before the ensealing and delivery of
these presents, the receipt whereof is hereby acknowledged, has
granted, bargained, sold and conveyed, and does hereby grant,
bargain, sell and convey to the said party of the second part,
her heirs and assigns forever:
ALL THAT CERTAIN lot or piece of ground situate in the Borough of
New cumberland, Cumberland county, Pennsylvania, bounded and
described as follows, to wit:
BEGINNING at a point on the southern line of sixteenth Street,
which point is one hundred fifty (150) feet measured eastwardly
along Sixteenth street from the southeast corner of Locust and
sixteenth streets, and being on a divided line between Lots Nos,
9 and 10 on the hereinafter described I'l"n of Lots r thence in "
southerly direction parallel with Locust street and along the
line of Lot No, 10, two hundred fifty (250) feet to a point on
the northern line of a twenty (20) feet wide alley; thence in an
easterly direction along the northern line of the aforesaid
alley, fifty (50) feet to a point at line of Lot No, 8 on a plan
of Lots hereinafter referred to; thence northwardly on a line
parallel with Locust street and along the line of said Lot No, 8,
two hundred fifty (250) feet to the southern side of sixteenth
street; thence westwardly along the southern side of sixteenth
street, fifty (50) feet to the place of BEGINNING,
BEING Lot No, 9 on a Plan of Lots laid out by Elmer E, Zimmerman,
which Plan is recorded in the Office of the Recorder of Deeds in
and for cumberland county in Plan Book 2, Page 20,
BEING the same premises which c, A. Ressler and Beatrice I.
Ressler, his wife, by deed dated July 7, 1943 and recorded July
10, 1943 in the Cumberland county Recorder of Deeds Office in
Deed Book "Q", Volume 12, Page 4 84, granted and conveyed unto
Truman Gilson Donicker and Ruth Ellen Donicker, his wife, The
said Truman Gilson Donicker died August B, 1979, whereupon full
and complete title to the within described real estate became
vested solely in Ruth Ellen Donicker, the Decedent herein, The
said Ruth Ellen Donicker is also known as Ruth E. Donicker, Ruth
E, Donicker died March 25, 1995,
TOGETHER with all and singular the rights, liberties, privileges,
hereditaments and appurtenances whatsoever thereunto belonging or
in anywise appertaining, and the reversions and remainders,
rents, issues and profits thereof, and all the estate, right,
title, interest, property, claim and demand whatsoever of the
said party of the first part at and immediately before the time
of Ruth E, Donicker's decease, in law or equity or otherwise
howsoever, of, in, to or out of the same:
TO HAVE AND TO HOLD the said granted premises to the said party
of the second part, her heirs and assigns forever,
AND the said party of the first part, does covenant, promise,
grant and agree, to and with the said party of the second part,
her heirs and assigns, by these presents, that the said party of
the first part, has not done, committed, or knowingly or
willingly suffered to be done, any act, matter or thing what-
soever, whereby the premises aforesaid, or any part thereof, is,
are, shall or may be charged or incumbered, in title, charge or
estate, or otherwise howsoever,
