I, PEARL E. SHAFFER, of Lemoyne Borough, Cumberland County,
Pennsylvania, being of sound mind, memory and understanding, do
hereby make, publish and declare this as and for my Last Will and
Testament hereby revoking and making void any and all other wills

I hereby give and bequeath unto my nephew, RICHARD BURGER,
all of the English Royal Worcester china, the Duncan Phyffe table
and the breakfront and matching credenza which had belonged to
my husband, Edwin L. Shaffer, if he survives me.
IV.
I direct that my nephew, STEPHEN R. FAIR, shall have the
option to purchase my home at 342 Hummel Avenue, Lemoyne,

Cumberland County, Pennsylvania, for the sum of Twenty-Eight
Thousand ($28,000.00) Dollars. He shall exercise this right withi
ninety (90) days after the date of my death.

devise and bequeath as follows:

I hereby nominate, constitute and appoint my nephew,
STEPHEN R. FAIR, as Executor of this, my Last Will and Testament.

or cease to act as such, then I nominate, constitute and appoint

he may act.

IIUMMEL, also known as Lorne Hummel (some-
times known as Valentine Lorne Hummel, Jr,),
hereinafter called the Grantor,
AND
EDWIN L. SHAFFER and PEARL E, SHAFFER, as
joint tenants with the right of survivor-
ship and not as tenants in common, of the
Borough of Lemoyne, Cumberland County,
Pennsylvania, hereinafter called the Gran-
tees:
WHEREAS, the said Valentine L, Hummel, also known
as Lorne Hummel (sometimes known as valentine Lorne Hummel, Jr,),
became in his lifetime seised as of fee of and in a certain lot
or parcel of land, together with the buildings and improvements
thereon erected, situate in the Borough of Lemoyne, Cumberland
county, Pennsylvania, and more particularly ~3scribed herein-
after; and
WHEREAS, the said Valentine L, Hummel, also known as
Lorne Hummel (sometimes known as Valentine Lorne Hummel, Jr.), in
his lifetime, by an unrecorded Agreement of Sale in writing, dated
october 3, 1972r agreed to sell and convey the hereinafter des-
cribed premises unto the said Grantees for the full purchase prier
and consideration of FIVE THOUSAND FIVE HUNDRED AND NO/100 DOLLJ\P.::
($5,500.00), and
WHEREAS, the said Valentine L, Hummel, also known as
Lorne Hummel (sometimes known as Valentine Lorne Hummel, Jr.),
being so thereof seised, departed this life on October 14, 1976,
having first made his Last Will and Testament in writing, dated
June 24, 1975, duly probated and registered in the Office of the
Clerk of the Superior Court of Yavapai County, Arizona, on Decem-
ber 6, 1976, wherein and whereby he willed and devised his entire

estate to DORIS CLARK HUMMEL, all as in and by the oxomplified
copies of said probate proceedings duly filed in the Office of
the Register of Wills in and for York County, Pennsylvania,
pursuant to Section 4101 of the Pennsylvania Probate, Estates
and Fiduciaries Code of 1972 (20 Pa.C.S,A, 4101), as amended,
and also duly recorded in the Office of the Regi.Rter in and for
CumberlellJ County, Pennsylvania, recourse thereunto being had, appears I
(Oeb affidavit recorded in Cumberland County in 253 Misc. 1) and
WHEREAS, the balance of the full purchase price and
consideration recited in the aforesaid unrecorded Agreement of
Sale, dated October 3, 1972, has been or is about to be paid and
no deed for the said premises had been executed or delivered by
the said Valentine L. Hummel, also known as Lorne Hummel (some-
times known as Valentine Lorne Hummel, Jr,), during his lifetimc~
NOW, THEREFORE, THIS INDENTURE WITNESSETHr that for
and in consideration of the sum of FIVE THOUSAND FIVE HUNDRED TlIII
NO/100 DOLLARS ($5,500.00) to her in hand paid by the said Gran-
tees at and before the ensealing and delivery hereof, the receir"
whereof is hereby acknowledged, the said DORIS CLARK HUMMEL, a
widow, for the purpose of releasing and conveying her right,
title and interest in the premises hereinafter described by real"
of the aforesaid unrecorded Agreement of Sale dated October 3,
1972, has granted, bargained, sold, alienedr released and con-
firmed, and by these presents does grant, bargain, sell, alien,

BEGINNING at a point on the southerly side of
Hummel Avenue in the Borough of Lemoyne afore-
said at the corner of other lands now or for-
merly of the Sellers herein, said point being
marked by an "X" cut in the concrete walk and
being located a distance of forty (40) feet
eastwardly along said southerly side of Hummel
Avenue from the point of intersection thereof
with the easterly side of Fourth Streetl thence
along said other lands now or formerly of the
Sellers herein South thirty-nine (39) degrees
thirty (30) minutes East a distance of one hun-
dred fifty (150) feet to a point in the oenter
line of Peach AlleYI thence along the center
line of Peach Alley South fifty (50) degrees
thirty (30) minutes West a distance of twenty
and twenty-seven one-hundredths (20.27) feet to
a point at the corner of other lands now or for-
merly of the Sellers herein I thence along said
other lands now or formerly of the Sellers here-
in and through the middle of a party wall North
thirty-nine (39) degrees thirty (30) minutes
West a distance of one hundred fifty (150) feet
to a point in the southerly side of Hummel Ave-
nue aforesaid, marked by an "X" cut in the con-
orete walk, thence along said southerly side of
Hummel Avenue North fifty (50) degrees thirty
(30) minutes East a distance of twenty and twen-
ty-seven one-hundredths (20.27) feet to the point
and plaoe of BEGINNING. Having thereon erected
one-half of a double two-and-one-half (2 1/2)
story frame dwelling known and numbered as 342
Hummel Avenue,
BEING Lot No. llA, on the plan of lots known as
"Proposed Re-Subdivision of Lots 10 (, 11 of
I Riverton' by V, L. Hummel," said plan having
been duly approved and recorded in the Office of
the Recorder of Deeds in and for Cumberland County,
Pennsylvania, in Plan Book 23, page 40,
BEING a portion of the premises identified as Tract
No, 1 which was awarded unto Valentine Lorne Hummel,
Jr" by Decree of the Court of Common Pleas of York
County, Pennsylvania, Orphans' Court Divisionr
dated August 20, 1970, a certified copy of which is
duly recorded in the Recorder's Office aforesaid in
Deed Book "T", Volume 23, page 765, said award being
from the Estate of Max Z. Bestecki, Deceased.
UNDER AND SUBJECTr NEVERTHELESS, to any public or
