wheresoever situate, be sold at either public or private sale and that the net
proceeds of sale, together with all other liquid assets and after payment of all my
Just debts and expenses, be distributed to my children, namely RJSSELL L. RA'l1SIER,
JR., PeNES R. SOORITO, and /;WU JPNE CIXl:HART, as follows:
A. I give and bequeath ONE-THIRD (1/3) of the net proceeds of sale to my son,
rUSSELL L. RA\1Slffi, JR., provided that he survive me. In the event that
the said Russell L. Ram5ler, Jr., should predecease me, then direct that
his share be divided equally between his children, namely, Rl3IN L. RAlilSlER
and lRPO:Y RAMSlfR.. on a per stirpes distribution basis.
O. I give and bequeath ONE-THIRD (1/3) of the net proceeds of sale to my
daughter, PalES R. SCBRITO, provided that she survive me. In the event

be paid directly to persons or entities providing goods

7. TITLE. The Title to the property is to be good and
marketable, free and clear of all encumbrances (excepting zoning
regulations, reservations, rights of way,
easements and
restrictions of record). If the Seller is unable to deliver such
title at the time of final settlement, then the sale shall be
declared null and void and of no effect by the Buyer and the ten
(lO%) percent paid on account of the purchase price shall be

feet, more or less, to a point at other land formerly a part of
