5. Mr, Strom failed to notify us of his forwarding address,
as required by the Lease, However, we did mail him a copy of the
"List of Damages" and why his security deposit was being withheld,
That letter, mailed by certified mail, was never picked up at the
post office by Mr. Strom,
6. We filed papers for a hearing with the District Justice
on July 29, 1997, The hearing was scheduled for August 28, 1997
at which time Mr. Strom failed to appear, The District Justice
awarded us $1,127,50 which represents court costs of $74.50 and
the following list of damages for $1,053,00,
a. Painting of apartment (apartment was just painted in
January prior to Mr, Strom's tenancy), $168.00
b. Kitchen and bathroom were not left in clean condition, as
required by Lease. $20,00
c. Bathroom ceiling fixture globe was missing and had to be
replaced. $25,00
d. Bedroom closet drawer was badly broken, $25.00
e. Kitchen cabinet drawer front was pulled away from rest of
drawer and had to be resecured, $15.00
f. Haul away abandoned furniture in attic (small sofa and
two easy Chairs). $40,00
g. Replace kitchen exterior door and casings (special-size
door had to be ordered), $400.00
h. Original rail on back porch had to be replaced. Three
spindles were broken or missing entirely, $185.00
i. Additional charge for occupancy of less than six months
(as stipulated in Lesse), $175.00

2. LOOT ON OCCUPANCY:
The leased prenises shall be used only as a single family dwelling
unit to be occupied by Martin A. Strom ONLY
being the Tenant herein. Said family shall not include lrOre than one people, said
people all being related. Any occupancy of the lease premises for a period in excess
of seven (7) days by an individual other than Tenant, shall be regarded as a breach of
this covenant, unless written consent of the Landlord of such occupancy is secured in
advance.
3. ASSIQWNl' AND SUBLEITING:
Tenant shall not sublet the leased premises or any part thereof,
nor assign this Agreement without the written consent of Landlord.
4. lJITLlTIES AND TRASH REMJVAL:
Tenant shall provide, be responsible and pay for the following:
Gas, including heat
Electric
Telephone
Cable TV, if desired
Landlord shall supply and make available the following:
Public Water
Public Se~ler
Borough Trash Removal
5. CCMPLlANCE Wl'nl LAWS:

6 . RENTAL INCREASE AND TERMrNATION:
Landlord reserves the rigl1t to increase the rent upon thirty (30) clays
written notice sent to Tenant at the above described premises. The term of this lase
shall be automatically renewable unless terminated by either party upon thirty (30)
days written notice.
7. RULES AND REGUlATIONS:
The following conditions or rules adopted for the premises are to
be understood as part of this Lease Agreement. Failure to abide by the following
conditions or rules shall be deemed to be a default under this Agreement:
A. There shall be no changes of any nature to the building or
its structure without the advance written consent of the Landlord,
B. There shall be no decorating or redecorating, including, but
not being limited to, painting, wall covering, floor covering and
picture hooks or hangers, without the advance written approval of the
. Landlord.
C. There shall be no aniIrals or pets kept in or about the premises.
b. Tenant shall not add to or change any lOcks without the
advance written consent of the Landlord.

locks.
I. Tenant agrees to maintain a telephone in the residence and to

J. Tenant shall maintain the heat to at least 50. in order to prevent
Water line freezes and plaster cracking.
K. Tenant bears l'esponsibility to notify Landlord of any probl'!llll situa~ions,
