LEGAL DESCRIPTION
ALL THA~ CERTAIN tract of land situate in Hampden Township,
Cumberland County, Pennsylvania, being Lot No, 79, as shown on
Kingswood Final Subdivision Plan of Phases VB and VC, dated
December 3, 1993, and recorded in Cumberland County Plan Book 67,
Page 136, being bounded and described as follows:
BEGINNING at an iron pin, being a westerly corner of Lot No,
78, and lying in a northerly right-of-way of Chippenham Road (60
-foot right-of-way); thence along said right-of-way, along a
curve to the right, having a chord bearing of North 35 degrees 54
minutes 54 seconds West, a chord distance of 21,24 feet, a radius
of 25,00 feet, and an arc distance of 2],,93 feet to an iron pin
lying in an easterly right-of-way of Chippenham Road cul-de-sac
(60-foot radius); thence along said right-of-way, along a curve
to the left, having a chord bearing of North 55 degrees 30
minutes 32 seconds West, a chord distance of 84,45 feet, a radius
of 60,00 feet, and an arc distance of 93,68 feet to an iron pin,
lying in said right-of-way and being an easterly corner of Lot No,
80; thence along said Lot No, 80, North 10 degrees 14 minutes 13
seconds West, 134,04 feet to an iron pin, being an easterly
corner of Lot No, 80, being a southerly corner of Lot No. 44,
Kingswood Subdivision, Phase IV (Plan Book 57, Page 82), and
being a westerly corner of Lot No, 45; thence along Lot No, 45;
South 67 degrees 25 minutes 45 seconds East, 100,00 feet to an
iron pin, being a southerly corner of Lot No, 45 and being a
westerly corner of Lot No, 46; thence along Lot No, 46, South 51
degrees 47 minutes 50 seconds East, 85.50 feet to an iron pin,
being a southerly corner of Lot No, 46 and being a northerly
corner of Lot No, 78; thence along Lot No, 78, South 26 degrees
54 minutes 59 seconds West, 118,50 feet to an iron pin, being the
place of BEGINNING.
Lot No, 79 is subject to a portion of an existing 30-foot
sanitary sewer easement along its southeasterly boundary and a
15-foot gas line easement along its westerly boundary,
BEING PART OF THE SAME PR.EMISES WHICH pamay Development Co.,
Inc" a Pennsylvania Corporation, by Deed dated and recorded March
24, 1993 in the Recorder of Deeds Office in and for Cumberland
County, Pennsylvania, in Deed Book 36-E, Page 607, granted and
