ALL THAT CERTA!~I piece, parcel or lot of land situate in Upper
Allen Township, Cumberland County, Pennsylvania, and bounded and
described as follows:
BEGINNING at on the northern right of way line of Canterbury Drive
(50.00 feet wide), said point being located at the southeastern
corner of Lot No. 30; then al~ng the eastern boundary line of Lot
No. 30 North 23 degrees 38 minutes 36 seconds West and passing
through a 20.00 foot wide drainage easement, for a distance of
306.27 feet to a point in line of lands now or formerly of J, Paul
and V. Lorraine Strock; then along said lands of Strock South 75
degrees 05 minutes 10 seconds East and passing through a 20,00 foot
wide drainage easement for a distance of 194,62 feet to a point at
the northwestern corner of Lot No. 32; then along the western
boundary line of Lot No. 32 and passing through 20.00 foot wide:
drainage easement, South 00 degrees 43 minutes 30 seconds East for
a distance of 215.81 feet to a point on the northern right of way
line of Canterbury Drive (50.00 feet wide); then along said right
of way line on the arc of a circle curving to the left having a
radius of 175.00 feet and an arc length of 70.00 feet to a point
and the place of BEGINNING.
This piece, parcel or lot of land consists of approximately 30,497
square feet of land, and is known as Lot No. 31 on the
Preliminary/Final Subdivision plan for Canterbury Estates/Strock
Tract, which is recorded in Cumberland County Plan Book 59, page
37,
UNDER AND SUBJECT to setbacks, restrictions, conditions, easements,
and rights of way of record,
BEING the same premises which The McNaughton Company, by deed dated
October 8, 1997 and recorded immediately prior hereto, granted and
conveyed unto Mark C, Borger and Diane M. Borger, husband and wife.
