ALL THAT CERTAIN piece, parcel, and lot of land sit.uate on
t.he east side of Rolling Hills Drive in the Township of Upper
Allen, ('ounty of Cumberland, Commonwealth of Pennsylvania, being
known as Lot 1t90 on the Final Subdivision Plan of Bowmans Hill -
Phase 3, recorded in the Office of the Recorder of Deeds in and
for Cumberland County, Pennsylvanl.a, in Plan Book 70, Page 39,
bei,ng more fully bounded and described as follows, to wit:
BEGINNING at a point on the eastern dedicated right-of-way
line of Rolling Hills Drive at the dividing line of Lot 1t89 and
Lot 1t90, herein described; thence by said dividing line, South 74
degrees 05 minutes 48 seconds East, a distance of 156.51 feet to
a point at Parcel "F"; thence by said Parcel "F", South 12
degrees 40 minutes 23 seconds West, a distance of 105.00 feet to
a point at the dividing line of Lot 1t91 and Lot 1t90, herein
described; thence by said dividing line, North 61 degrees 49
minutes 08 seconds West, a distance of 173.91 feet to a point on
the eastern'dedicated right-of-way line of Rolling Hills Drive;
thence by said right-of-way line by a curve to the left having a
radius of 325.00 feet and an arc distance of 69.64 feet, the
chord of said curve being, North 22 degrees 02 minutes 32 seconds
East, a distance of 69.51 feet to a point, the place of BEGINNING.
CONTAINING 14,225.8 square feet, more or less.
UNDER AND SUBJECT to a 25 feet slope/vegetation easem€nt along
the eastern lot line and all easements and restrictions of record.
BEING THE SAME PREMISES WHICH Bowman's Hill Associates, a
Pennsylvania general partnership, by Deed dated May 3, 1996 and
recorded April 2, 1997 in the Recorder of Deeds Office in and for
Cumberland County, Pennsylvania, in Deed Book 155, Page 355,
granted and conveyed unto Donald R. Howe and Mary Ann Howe,
husband and wife.
