ALL that certain tract of land situate in Hampden Township, Cumberland
County, Pennsylvania, being Lot No, 269 as shown on the Plan entitled
Kingswood Final Subdivision Plan of Phase VII, dated January 11, 1996,
and recorded in Cumberland County Plan Book 72, Page 117, more
particularly bounded and described as follows:
BEGINNING at an iron pin, being an easterly corner of Lot No, 268 and
lying in a southerly right-of-way line of Saffron Drive (50-foot
right-of-way); thence along the Saffron Drive right-of-way, South 75
degrees 42 minutes 57 seconds East, 110,00 feet to an iron pin, lying
in said right-of-way and being a westerly corner of lands now or
formerly of The Highlands of Hampden Square; thence along said lands,
South 14 degrees 27 minutes 55 seconds West, 120,00 feet to an iron
pin, lying in said line and being an easterly corner of existing Phase
IV; thence along said lands, North 75 degrees 32 minutes 05 seconds
West, 109,62 feet to an iron pin, being an easterly corner of said
Phase and being a southerly corner of Lot No, 268; thence along Lot
No, 268, North 14 degrees 17 minutes 03 seconds East, 119,65 feet to
an iron pin, being the place of BEGINNING. CONTAINING 0,30 acre and
being known and numbered as 1119 Saffron Drive.

Easements, Restrictions, Equitable Servitudes, Charges and Liens dated
November 9, 1988, and recorded November 10, 1988, in Cumberland County
