1"\ 11. That paragraphs 4 and 15 state, in pertinent part, as
follows I
"4. At the expiration of the term the demised premises
will be restored at the option of the lessor in the same
condition in which they were at the commencement of the term, and
the cost of the said restoration shall be paid by the Lessee,
which cost will be treated as additional rent due and owing under
the terms of the lease.
15. All damages or injuries done to the said premises
other than those caused by fire or ordinary wear and tear or by
the acts of omission of the landlord shall be repaired by the
Lessee herein, And the Lessee covenants and agrees to make said
repairs upon five days' notice given to him by the Lessor and if
her shall neglect to make said repairs or commence to make the
same promptly or within ten days after said notice as given him
the Lessor shall have the right to make the said repairs at the
expense and cost of the Lessee".and if the said expense is made
at the expiration of the term, then the cost so made may be
collected by the landlord as an additional rent for the use of
the premises during the entire term.-

ADDENDUM TO LEASE
ADDENDUM, made this day of June, 1997, by and
between R.J. SHULTZ, ENTERPRISES, INC., a Pennsylvania
corporation, hereinafter referred to as "Shultz;" AND DANIEL
SPRAGUE, D/B/A THE BOLl FACTORY, hereinafter referred to as
"Sprague; "
WITNESSETH,
WHEREAS, the parties entered in a lease agreement in
October, 1994, for premises known and numbered as 207 Fourth
Street, New Cumberland, County of Cumberland, Pennsylvania,
hereinafter referred to as the "Lease;" and
WHEREAS, an arrearage has arisen owed by Sprague to Shultz
in t~e amount of $4,492.57, upon which jUdgment has been entered
in favor of Shultz in the Court of Common Pleas of Cumberland
County, Pennsylvania, docketed to number 97-2700, hereinafter
referred to as the "Judgment;" and
WHEREAS, the parties desire to amend said lease and to bring
current the arrearages;
NOW, THEREFORE, intending to be legally bound, it is hereby
agreed as follows:
1. The terms and conditions of this addendum shall be
incorporated into the Lease as if fully set forth therein.
2. The terms and conditions of this Addendum are as
follows:
a. The term of the Lease shall be extended to and
shall include Sei)tember 30, 1997.
b. Sprague shall pay to Shultz the sum of $1,400.00 at
EXHIBIT "B"
the time of the execution of this agreement, receipt of which is
hereby acknowledged. Thia payment shall be credited to the
Judgment.
c. Sprague shall pay to Shultz an additional sum of
$1,400.00 on or before June 23, 1997. This payment shall also be
credited to the Judgment.
d. The monthly rental payment shall be $920.00, with
the first payment due on July 1, 1997, and each subsequent rental
payment shdll be due and payable on the first day of each
succeeding month.
e. In addition to the monthly rental payments, Sprague
shall pay to Shultz the sum of $750.00 on the fifteenth day of
each month commencing on July 15, 1997. These payments shall be
credited to the Judgment.
f. Sprague agrees that he will not remove any
equipment from the premises unless and until all rental payments
are current and the JUdgment has been paid in full.
g. In the event that Sprague fails to make any payment
as set forth hereinabove, Shultz may, at Shultz's sole option,
accelerate the remaining balance and declare Sprague to be in
default. Sprague hereby confesses judgment for the above rental
payments, together with an attorney fee of $500.00 for
collection, and all costs associated with collection and
judgment, and judgment in ejectment may be entered concurrently
therewith. Said judgment shall be entered in favor of Shultz as
set forth in the Lease. Further, if Sprague fails to make any
payment as set forth hereinabove, Shultz may, at Shultz's sole

ADDENDUM '1'O....LBA.S.JIl
ADDENDUM, made this day of Jun~, 1997, by and
between R.J. SHULTZ, ENTERPRISES, INC., a Pennsylvania
corporation, hereinafter referred to as "Shultz;" AND DANIEL
SPRAGUE, D/B/l>. THE BOLl FACTORY, hereinafter referred to as
"Spt'ague; "
WITNESSETH I
WHEREAS, the parties entered in a lease agreement in
October, 1994, for premises known and numbered as 207 Fourth
Street, New Cumberland, County of Cumberland, PennsylVania,
hereinafter referred to as the "Lease;" and
WHEREAS, an arrearage has arisen owed by Sprague to Shultz
in the amount of ~4,492.57, upon which judgment has been entered
in favor of Shultz ill the Court of Common Pleas o.f Cumberland
County, Pennsylvania, docketed to number 97-2700, hereinafter
referred to as the "Judgment;" and
WHEREAS, the parties desire to amend said lease and to bring
current the arrearages;
NOW, THEREFORE, intending to be legally bound, it is hereby
agreed as follows:
1. The terms and conditions of this addendum shall be
incorporated into the Lease as if fully set forth therein.
2. The terms and conditions of this Addendum are as
follows:
a. The term of the Lease shall be extended to and
shall include September 30, 1997.
b. Sprague shall pay to Shultz the sum of $1,400.00 at
EXHIBIT "B"
the time of the execution of this agreement, receipt of which is
hereby acknowledged. This payment shall be credi ted to the
Judgment.
c. Spt'ague shall pay to Shultz an additional sum of
$1,400.00 on or before June 23, 1997. This payment shall also be
credited to the Judgment.
d. The monthly rental payment shall be $920.00, with
the first payment due on July 1, 1997, and each subsequent rental
payment shall be due and payable on the first day of each
succeeding month.
e. In addition to the monthly rental payments, sprague
shall pay to shultz the sum of $750.00 on the fifteenth day of
ea~h month commencing on July 15, 1997. These payments shall be
credited to the Judgment.
f. Sprague agrees that he will not remove any
equipment from the premises unless and until all rental payments
are current and the Judgment has been paid in full.
g. In the event that Sprague fails to make any payment
as set forth hereinabove, Shultz may, at Shultz's sole option,
accelerate the remaining balance and declare Sprague to be in
default. Sprague hereby confesses judgment for the above rental
payments, together with an attorney fee of $500.00 for
collection, and all costs associated with collection and
judgment, and judgment in ejectment may be entered concurrently
therewith. Said judgment shall be entered in favor of Shultz as
set forth in the Lease. Further, if Sprague fails to make any
payment as set forth hereinabove, Shultz may, at Shultz's sole

ADDENDUM TO LEASE
ADDENDUM, made this day of June, J.997, by and
between R.J. SHULTZ, ENTERPRISES, INC., a Pennsylvania
oorporation, hel'einafter referred to as "Shultz;" AND DANIEL
SPRAGUE, D/B/A THE BOLl FACTORY, hereinaft.~r referred to as
"Sprague;"
WITNESSETH I
ImEREAS, the parties entered in a lease agreement in
October, 1994, for premises known and numbered as 207 Fourth
Street, New Cumberland, County of Cumberland, Pennsylvania,
herelnafter referred to as the "Leasel" and
WHEREAS, an arrearage has arisen owed by Sprague to Shultz
in tne amount of $4,492.57, upon which judgment has been entered
in favor of Shultz in the Court of Common Pleas of Cumberland
County, Pennsylvania, docketed to number 97,2700, hereinafter
referred to as the "Judgment I" and
WHEREAS, the parties desire to amend said lease and to bring
current the arrearagesl
NOW, THEREFORE, intending to be legally bound, it is hereby
agreed as follows:
1. The terms and conditions of this addendum shall be
incorporated into the Lease AS if fully set forth therein.
2. The terms and conditions of this Addendum are as
follows:
a. The term of the Lease shall b~ extended to and
shall include September 30, 1997.
b. Sprague shall pay to Shultz the sum of $1,400.00 at
EXHIBIT "B"
the time of the execution of this agreement, receipt of which is
hereby acknowledged, This payment shall be credited to the
Judgment.
c. Sprague shall pay to Shultz an additional sum of
$1,400.00 on or before June 23, 1997, This payment shall also be
credited to the Judgment.
d. The monthly rental payment shall be $920.00, with
the first payment due on July 1, 1997, and each subsequent rental
payment shall be due and payable on the first day of each
sUcceeding month.
e. In addition to the monthly rental payments, Sprague
shall pay to Shultz the sum of $750.00 on the fifteenth day of
each month commencing on July 15, 1997. These payments shall be
credited to the Judgment.
f. Sprague agrees that he will not remove any
equipment from the premises unless and until all rental payments
are current and the Judgment has been paid in full.
g. In the event. that Sprague fails to make any payment
as set forth hereinabove, Shultz may, at ShUltz'S sole option,
accelerate the remaining balance and declare Sprague to be in
default. Sprague hereby confesses judgment for the above rental
payments, together with an attorney fee of $500.00 for
collection, and all costs associated with collection and
jUdgment, and jUdgment in ejectment may be entered concurrently
therewith. Said jUdgment shall be entered in favor of Shultz as
set forth in the Lease. Further, if Sprague fails to make any
payment as set forth hereinabove, Shultz may, at Shultz'S sole
