Cumberland, Commonwealth of Pennsylvania, do hereby make, publish, and declare
this to be my Codicil amending my Last Will and Testament dated June 19, 1991, as
folIows:

I hereby amend Paragraph Sixth of my said Last Will and Testament by deleting
said Paragraph Sixth in its entirety and replacing said Paragraph Sixth with the
folIewing:
I give, devise, and bequeath the sum of Two Thousand ($2,000.00) DolIars to my
friend, Mrs. Martin Rosenberger, presently of Harrisburg, Pennsylvania.

Per your instructions I have inspected the property located at2144 Market Street.
C-201. Camp Hill Borough. Cumberland County. Pennsylvania. Moreover. this letter
shall serve as a limited scope appraisal of the condominium located on Tax P.,ucel 01-21-
0271-366 and referenced by Deed Book 33 N Page 1154in the Cumberland County
Courthouse.
The property is a condominium built in 1986. There is a monthly condominium fee
of eighty ($80.00) dollim which covers all common area maintenance and upkeep. This
includes yard care and snow plowing as well as a replacement and reserve fund. The
property is serviced by public sewer and public water.
The subject property is located in Camp Hill Borough in Academy Court on Markct
Street. The location of the property is a positive factor in the subjcct's marketability. Upon
entering the property one must walk up a night of stairs. This creates some functional
obsolesce and adversely affects the marketability.
The subject property consists of two (2) bedrooms. two (2) full bathrooms. a living
room (23 x 13) and a kitchen (10 x 9). Thcre is a dining area in the living room. In
addition. the subjcct property has Central Air. an Eectric Heat Pump. and two (2) off street
paved parking spaces. The property value includes a refrigerator. washer. dryer,
dishwasher. range and disposal. The total size of the unit is nine hundred and ten (910)
sq uare feet.
Currently there arc three similar properties listed for sale in this complex. The
subject property is presently listed for sale for $71.500 with Jack Gaughen Realtor. No
offers are outstanding on the property. The most recent sale in Academy Courty is Unit
101B. 2140 Market Street. which sold for $67.500 and settled July 29. 1994. That
property was on the market for twenty-one (21) days.
No cost reproduction approach was explored due to the subject's status as a
condominium. An income approach was not developed due to the inadequate rental data
for properties of this type.
The appraiser's knowledge of the arca and the competi tion factors of the other units
for sale in the complex, along with the examination and adjustments to the singular
comparable sale as listed above are combined to delennine a market value.
A market value for the subject property as of January 5. 1996 is:

balances in Charlotte's Checking and savings accounts. Enclosed are the estates
replacement certificates of deposit. They will have the same interest rate as the
original CD's, the only change will be on the day of the month that they mature.
They must be in even months, so they have the same maturIty month, but the day
corresponds with the day they were rewritten. I have also ordered checks and
deposit tickets on the account which will be mailed directly to you. If you have
