1, GEORGE F. KENWORTHY, residing at 74 Longmeadow
Road, in the Town of Wilton, County of Fairfield and state
of Connecticut, do hereby make, publish and declare this to
be my Last Will and Testament, hereby revoking all Wills and
Codicils thereto by me at any time heretofore made.
FIRST: 1 direct that my just debts, except such
as may be secured by a mortgage on real property in which 1
may have an interest at the time of my death, and funeral
expenses be paid as soon as practicable after my death.
SECOND: All my clothing, jewelry, furniture,
furnishings, household and personal effects, automobiles and
all other tangible personal property (except cash) which 1
may own at the time of my death, 1 give and bequeath to my
wife, MARIAN M. KENWORTHY, to be hers absolutely, but if she
shall predecease me, to my children me surviving, to be
divided among them in such manner as they may agree, or in
the absence of such agreement as the Executrix of this my
Will may determine.
THIRD: 1 give and devise all real property wheresoever
situate which 1 may own at the time of my death, together
with the buildings and improvements thereon and the appurtenances
thereto, to my wife, MARIAN M. KENWORTHY, to be hers absolutely.
FOURTH: All the rest, residue and remainder of my
estate, both real and personal and wheresoever situate, 1
. give, devise and bequeath to my wife, MARIAN M. KENWORTHY,
to be hers absolutely, but if she shall predecease me, per
stirpes to my issue me surviving.

FIFTH: I nominate and appoint my wife, MARIAN M.
KENWORTHY, but if she shall fail to qualify or cease to act,
my daughter, PATRICIA KENWORTHY, to be Executrix of this, my
Last Will and Testament. I direct that said Executrix shall
be pernlitted to qualify and act in any jurisdiction without
the giving of a bond or other security.
SIXTH: The Executrix shall have and may exercise,
in addition to and not in limitation of the common law
powers or other statutory powers of Executors, all of the
powers expressed in Section 45-100e of the Connecticut
General statutes (Revision of 1958, as amended), reference
to which is hereby made and the provisions of which are
incorporated herein by reference.
SEVENTH: I direct that all estate and inheritance
taxes (together with any interest or penalty thereon) imposed
by any domestic or foreign laws, now or hereafter in force
with respect to all property taxable under such laws by
reason of my death, whether or not such property passes
under this my Will and whether such taxes be payable by my
estate or by any recipient of any such property, shall be
paid by the Executrix of this my Will out of my residuary
estate with no right of reimbursement from any recipient of
any such property.
IN WITNESS WHEREOF, I have hereunto set my hand

In accordance with your request, we have appraised the above captioned
property. This appraisal was made to estimate the retrospective market value aa
of the date of death of George F. Kenworthy, December 9, 1995.
Market Value is defined as 'The most probable price which a property should
bring in a competitive and open market under all conditions requisite to a fair
aale, the buyer and seller, each acting prudently, knowledgeably and assuming the
price is not affected by undue stimulus.' Implicit in this definition ia the
consummation of a sale as of a specified date and the passing of title from

lot size adjustments were made, for the market indicates more is paid for smaller

Comparable Nl was completely restored and in good condition. Size
adjustment for smaller square footage. Quality/construction adjustment reflects
the comparable only havin 1 1/2 baths, non-functioning fireplaces, lack of
central air-conditioning and age. Acreage and use adjustment reflects the
comparables land being bisected by Log Cabin Road and condsidered inferior in
use. Comparable considered inferior due to lack of pond and creek frontage. Non-
flood plain location considered superior for property utilization.

Comparable N2 adj usted for smaller house size, inferior condition and
quality, and smaller land size. The comparable had a small stream on the property
and was not in a flood zone.
Comparable N3 was smaller in house size and in excellent condition and has
an addition of similar age to the compsr'able house. Quality adjustment reflects
the lack of fireplaces and air-conditioning, as well as, the subject's superior
quality. The comparable has superior number of outbuildings and a garage. Lot
adjustment reflects the comparables smaller size. Like the subject, the
comparable had acreage located in a flood plain.
Comparable N4 was most similar to the subj ect in size. Accoding to the
broker, the improvement were in fair condition and the condition adj ustment
reflects this. The comparable lacked similar outbuildings of the subject. The
comparable was adjusted for smaller land size and lack of water access.
Considered superior for not being in a floodplain.
Comparable N5 adj usted for time in order to bring the comparable up to
current market conditions. Adj ustments made for smaller house size, inferior
quality of construction, smaller acreage and inferior use due to McClures Gap
Road bisecting the property and no flood plain acreage. The comparable was most
similar to the subj ect having been restored, adding an addition, 2~ baths,
central air-conditioning and stocked It acre pond. Comparable is most similar
to the subject and supports the final estimated value.
