, I Petition For Authorization To Transfer Real Eslate In Accordance With
I 20 Pa.C.S. Section 3535, of William F. Shuttlesworth, Executor of the Estate of
Irene S. Keddy, the Court finding that Paragraph II of the Last Will and Testament
of Irene S. Keddy clearly and unambiguously provides that all of the decedent's
estate Is devised to William F. Shuttlesworth, that said Last Will and Testament
neither specifically refers to the residence of the decedent nor authorizes the
Executor to transfer real estate, and that all parties In Interest have Joined In or
consented to the presentallon of the aforesaid Petillon, It Is hereby ORDERED
that the Petitioner Is authorized to transfer the real property located at 19 Poplar
Drive, Mechanlcsburg, Cumberland County, Pennsylvania 17055, to himself, as
sole beneficiary j and to make, execute and deliver a deed to himself for the
aforesaid premises. It Is FURTHER ORDERED that no bond be required of the

PETITION FOR AUTHORIZATION TO TRANSFER REAL ESTATE IN
ACCORDANCE WITH 20 PA.C.S. SECTION 3535
To The Honorable, The Judges of The Said Court:
The Petition of William F. Shuttlesworth, Executor of the Estate of Irene S.
Keddy, respectfully states:
1. That Irene S. Keddy died on February 25, 1996, testate, a resident of
Hampden Township, Cumberland County, Pennsylvania.
2. The Last Will and Testament of Irene S. Keddy was duly admitted to
probate and recorded In the Office of the Cumberland County Register of Wills. A
copy of same Is attached hereto as Exhibit A.
3. Letters testamentary were granted by the Register of Wills of Cumberland
County to William F. Shuttlesworth, Petitioner herein, on April 16, 1996. A copy of
the short certificate Is attached hereto as Exhibit B,
4. Article II of said Last Will and Testament provided as follows:
"I devise and bequeath all of my estate of whatever nature and wherever
situate unto William F. Shuttlesworth of 19 Poplar Drive, Mechanicsburg,
PA, providing he survives me by sixty (60) days."
5. Petitioner has survived the decedent by more than sixty (60) days.
6. A residence located at 19 Poplar Drive, Mechanicsburg, Cumberland
County, Pennsylvania 17055, was owned by decedent at the time of her death,
7. The above-mentioned residence Is the same real estate that Ross J. Lewis
and Beatrice L. Lewis, husband and wife, by deed dated August 29, 1963, and
recorded in Cumberland County Deed Book Volume 20, Page 793, granted and
conveyed to Harvey C. Keddy and Irene S. Keddy, husband and wife. A copy of
the deed Is attached hereto as Exhibit C.
8. Harvey C. Keddy died on May 30, 1982, thereby vesting full legal title In the
real estate In Irene S. Keddy. A copy of the death certificate is attached hereto
as Exhibit D.
9. In her Last Will and Testament, Irene S. Keddy did not specifically
authorize her executor to transfer real property nor did she specifically refer to her
above-mentioned residence.

10. The residence had a fair market value of $79,000.00 as per an appraisal
made by Linda S. Grady, dated March 30, 1996, A copy of the appraisal Is
attached hereto as Exhibit E.
11. In addition to the residence, the other assets of the estate are: two joint
bank accounts, a joint mutual fund, a 1991 Buick Century automobile, fumiture and
appliances.
12. The total gross estate had a fair market value of $96,029.70 as of the
date of death. A copy of the Inventory is attached hereto as Exhibit F.
13. There are no other parties In interest In the Estate of Irene S. Keddy.
14. Petitioner avers that all known debts oflhe estate, Inheritance taxes, and
the administrative expenses of the estate have been paid.
15. It Is necessary that the residence be transferred to Petitioner according to
the teons of Article II of the Last Will and Testament of Irene S. Keddy, as
aforesaid. A copy of the proposed deed is attached hereto as Exhibit G.
16. This Court has jurisdiction under 20 Pa. C. S, A, Section 711 (1) and no
surety or bond Is required of Petitioner by the Last Will and Testament.
WHEREFORE, Petitioner requests that the Court enter an Order authoriZing
the transfer of the real estate located at 19 poplar Drive, Mechanlcsburg,
Cumberland County, PennsylVania 17055, to William F. Shuttlesworth, and that no
bond be required of the Petitioner.

Cumberland County, Pennsylvania 17055. sole beneficiary under Article II of the
Last Will and Testament of Irene S. Keddy, GRANTEE.
WHEREAS, Irene S. Keddy, a resident of Hampden Township, Cumberland
County, Pennsylvania, died testate on February 25.1996, leaving a Last Will and
Testament dated August 14, 1990, which was duly admitted to probate on April
16, 1996, and recorded among the Will Records of Cumberland County as No.
1996-00319, and by said Last Will and Testament she appointed William F.
Shuttlesworth as Executor of her Last Will and Testament,
WHEREAS, Letters Testamentary on the Estate of Irene S, Keddy were duly
granted to the said William F. Shuttlesworth on April 16. 1996. and
WHEREAS, upon application of William F. Shuttlesworth as Executor under the
Last Will and Testament of Irene S. Keddy, the Court of Common Pleas of the 9th
Judicial District of Pennsylvania, Cumberland County, Orphans' Court Division,
entered an Order authorizing the within conveyance, a certified copy whereof is
attached hereto pursuant to 20 Pa. C. S. A. Section 3536.

Being the same real estate Which Ross J, Lewis and Beatrice L, Lewis, husband
and wife, by deed dated August 29, 1963, and recorded In Cumberland County
Deed Book Volume 20. Page 793, granted and conveyed to Harvey C, Keddy and
Irene S. Keddy, husband and wife. Harvey C. Keddy died on May 30. 1982,
thereby vesting full legal title In the real estate in Irene S, Keddy.
AND the said William F. Shuttlesworth as Executor aforesaid, for himself, his
heirs, executors and administrators, does hereby covenant, promise and agree
that he has not done, committed or knowingly or willingly suffered to be done or
committed any act. matter or thing, Whatsoever, Whereby the premises hereby
granted and conveyed, or any part thereof, Is, are, shall or may be encumbered In
title, charge, estate or otherwise, howsoever.
