OSCAR D. FISHER, late of the Borough of New Cumberland, County of
Cumberland, and Commonwealth of Pennsylvania, of the first part,
hereinafter called the Grantor,

called the Grantee;
WHEREAS, the said OSCAR D. FISHER became in his lifetime seised,
as of fee, of and in to a certain tract of land, together with the
improvements thereon erected, situate in the Borough of New
Cumberland, County of Cumberland, and Commonwealth of Pennsylvania,
and more particularly described hereinafter; and being so thereof
seised, died on April 16, 1996, having first made his Last Will and
Testament in writing dated April B, 19B1, duly probated and registered
in the Office of the Register of Wills of Cumberland County on April
29, 1995, wherein and whereby he appointed as Executor, the said
WILLIAM KATUSHA, to whom letters testamentary were duly issued by said
Register of Wills on May 2, 1996, and wherein and whereby said
premises hereinafter described were not specifically devised, all as

NOW THIS INDENTURE WITNESSETH, that the said Grantor, for and in
consideration of the sum of SEVENTY-NINE THOUSAND FIVE HUNDRED AND
NO/100 ($79,500.00) Dollars, which has been paid to him by the said
Grantees at or before the sealing and delivery hereof, receipt whereof
is hereby acknowledged, has granted, bargained, sold, aliened,
released and confirmed, and by these presents does grant, bargain,
sell, alien, release and confirm unto the said Grantee,
ALL THAT CERTAIN tract or parcel of land situate in the Borough of New
Cumberland, County of Cumberland, and Commonwealth of Pennsylvania,
bounded and described in accordance with a survey and plan thereof
made by D. P. Raffensperger, Registered Surveyor, dated September 19,
1959, as follows, to wit:
BEGINNING at a point on the Southwest side of Allen Street; said point
being three hundred seventy and twenty-five hundredths (370.25) feet
Northwest of the intersection of Allen Street and Park Avenue; thence
extending along Lot No. 9 on the hereinafter mentioned plan South
forty-four (44) degrees fifty-three (53) minutes West, one hundred ten
(110) feet to a point in line of land now or late of Elmer E.
Zimmerman; thence along said land North forty-five (45) degrees seven
(7) minutes West, sixty (60) feet to a corner of Lot No. 7 on said
plan; thence along Lot No.7 North forty-four (44) degrees fifty-three
(53) minutes East, one hundred ten (110) feet to a point on the
Southwest side of Allen Street aforesaid; thence along Allen Street
South forty-five (45) degrees seven (7) minutes East, sixty (60) feet
to the point and place of BEGINNING.
BEING Lot No.8, Block "B" on a plan of lots entitled "Simpson
Terrace, Addition No.1, to Forrest Hills", as recorded in Plan Book
4, Page 109, Cumberland County records.
HAVING thereon erected a one-story frame dwelling house known as No.
1012 Allen Street.
BEING the same premises which Oscar D. Fisher and Thelma F. Fisher,
husband and wife, by their deed dated February 4, 1980, and recorded
February 5, 1980, in Cumberland County Record Book V-28, Page 661,
granted and conveyed unto Oscar D. Fisher and Thelma F. Fisher,
husband and wife. The said Thelma F. Fisher died September 25, 1980,
thus vesting title in Oscar D. Fisher by operation of law, the
decedent.

streets, alleys, passages, waters, water-courses, rights, liberties,
privileges, hereditaments and appurtenances whatsoever, thereunto
belonging or in any wise appertaining and the reversions and

right, title, interest, property, claim and demand whatsoever of him,
the said OSCAR D. FISHER, at and immediately before the time of his
decease, in law, equity, or otherwise howsoever, of, in, to or out of
the same.
TO HAVE AND TO HOLD the said lot or piece of ground above
described, with the buildings and improvements thereon erected,
hereditaments and premises hereby granted or mentioned, and intended
so to be, with the appurtenances unto the said Grantee, to and for the
only proper use and behoof of the said Grantee, forever.
And the said Grantor, for himself and his respective heirs,
executors and administrators, does covenant, promise and agree to and
with the said Grantee, her heirs and assigns, that he, the said
Grantor, has not heretofore done or committed any act, matter or thing
whatsoever whereby the premises hereby granted, or any part thereof,
is, are, shall or may be impeached, charged, or encumbered in title,
charge, estate or otherwise howsoever.

Proposed Schedule of Distribution in any Court of Common Pleas having
jurisdiction over the same, and I acknowledge that I have had an
opportunity to examine copies of the books and records of the said
estate, and I agree to the final distribution of the estate without
