!TEN 1: I dIrect that all my Just debts IInd funernl expenses, Including
my grllvemarker and all expenses of my laHt illness, shall be paId from my
residuary estate as soon as prllcticable after my decease as a part of the
admInistratIon of my estate.
ITEH II: I give, devise IInd bequellth all of my estate of every nature
and wheresoever situllte to Samuel C. Hyers, providing he shall survive me by
thirty days.
ITEH Ill: Should Samuel C, Hyers predecease me or die on or before the
thirtieth day following my death, I give, devIse and bequellth all of my
estate of every nature and wheresoever situate as follows:
(A) Two thousand, five hundred ($2,500.00) dollars to Newburg
First Church of God, to be used for general church purposes;
(8) All of the rest, residue and remainder of my estate of
every nature and wheresoever situate to my two sons, Glenn H. ~Iyers
IInd Jay \I, Hyers, in equal shares, per stirpes,
I hereby direct that my two sons, Glenn H, Hyers and JIlY H.
Hyers, mny divide the personal property if they clln do so amicably.
If for any reason this is impossIble, then I direct my sons as
Executors to convert the remaining personal property into cash and

Dased on the foregoing definition and afLer seeing the sites, neighbor-
hood and area, it is my conclusion that the subject properties highest
and best use are their present uses for agricultural purposes. Jlowever,

SITE DATA & UTILITIES
These parcels are approxilllately 1 lIIile apart, but access is good
because each parcel has frontage along two roads. Both tracts are 3 -
3.5 miles north and northeast o[ the village of Newburg. utilities
available are electric and telephone. City water and sewer is not avail-
able thus it requires on lot wells and private septic systems. Route
997 and 641 are accesses to lIIajor shopping centers in Challlbersburg,
Shippensburg and Carlisle, ran<jing in distance [rolll 10 - 25 lIIiles.
There are many religious denominations in the area. Schools are attended
in theshippensburg School District with various options for securing jobs,
such as Shippensburg Uni versi ty, I,et terkenny ArlllY Depot, Hoffman Hills,
Raskas Cheese, Deistle Company and Ingersol Rand. Financing for loans
can be secured from various local lending and banking institutions.

administration of my estate.

PUUPOSE OF APPUAISAL
'1'he purpose of the appraInaJ is to entimate Lhe market value of
the subject properties in fee simpie title.
DEFINITION OF MARKET VALUE
Market Value, as defined by the courts, Is Lhe hIghest prIce est-
imated in terms of money which il property wil i bring if exposed for
sal'3 on the open market, allowing a reasonabie time finding a purchaser
who buys with knowledge of all the uses to \~hich J.l is adapted and for
which it is capable of being used.
HIGHEST AND BEST USE
Highest and Best Use is defined by the Appraisal Terminology and
lIandbook published by the American Instituie of Heal Estate Appraisers,
as "the most profitable and likely use to which a property can be put."
Based on the foregoing definition and after seeing the sites, neighbor-
hood and area, it is my conclusion that the subject properties highest
and best use are their present uses for agricultural purposes. lIowever,
both parcels may have some potential for subdivision into several tracts.
SITE DATA & UTILITIES
These parcels are approximately 1 mile apart, but access is good
because each parcel has frontage along two roads. Both tracts are 3 _
3.5 miles north and northeast of the village of Newburg. utilities
available are electric and telephone. City water and sewer is not avail-
able thus it requires on lot wells and private septic systems. Route
997 and 641 are accesses to major shopping centers in Chambersburg,
Shippensburg and Carlisle, ranging in distance from 10 - 25 miles.
There are many religious denominations in the area. Schools are attended
in t~Shippensburg School District with various options for securing jobsf
such as Shippensburg University, Letterkenny Army Depot, I~ffman Mills,
Raskas Cheese, Deistle Company and Ingersol Rand. Financing for loans
can be secured from various local lending and banking institutions.
ZONING
Hopewell Township has zoning and the farm is zoned Agricultural and
Woodland Conservation and the 48 acre tract is all zoned Agriculture.
(see attached map) Current usage conforms to township zoning.
RECORDING INFORMATION
Parcel No. 075 is recorded in Deed Book "V" Volume 11 pg. 413 in two
parts which total 57 acres and 143 perches. It is assessed at $11f210 for
taxation purposes.
Parcel No. 004 is recorded in Deed !.look "s" Volune 14 pg. 250 and
assessed for tax purposes at $2,670 and has approximately 48 acres.
SOIL TYPES
Some of the soils on the home tract are more productIve according to
the soils map than tract no. 2, which has some weikert soil (see attached
soil maps and soil yields per acre). There are approximately 25-30 crop
