I, PATRICIA D. ANDERSON, of the Borough of New Cumberland,
Cumberland County, Pennsylvania, declare this to be my last will and revoke any
will previously made by me.
ITEM I. I direct that all my just debts and funeral expenses, including my
grave marker and all expenses of my last illness, and any and all taxes and
assessments imposed by any governmental body as a result of my death, whether
on property passing under this will or otherwise, shall be paid from my residuary
estate as soon as practicable after my decease as a part of the expense of the
administration of my estate.
ITEM II. I hereby give, devise and bequeath the following specific bequests:
A. The sum of $20,000.00 to my step-daughter, ELANOR K.
CLARK, of Bridgeport, Ohio;
B. The sum of $20,000.00 to my step-granddaughter,
NATALIE CLARK, of Bridgeport, Ohio;
C. The sum of $20,000,00 to my step-grandson, CHAD
CLARK, of Cranberry Township, Pennsylvania;

D. The sum of $20,000.00 to my step-son, DONALD MARX,
of Wren Court, Wheeling, West Virginia;
E. The sum of $30,000,00 to DONALD E. BARNES, of
Williamsport, Pennsylvania;
F. The sum of $25,000.00 to DR. STEPHEN COSLETT, of Port
St. Lucie, Florida;
G. The sum of $10,000.00 to my step-sister-in-Iaw, ANNA
MAE BURGY, of St. Clairsville, Ohio;
H. The sum of $10,000.00 to Constance McCallister of
Lemoyne, Pennsylvania;
I. The sum of $10,000.00 to my step-mother, Eleanor Boyd, of
Akron, Ohio; and
J. Tne sum of $20,000.00 to Archie and Shirley Manlove.
ITEM 111. I hereby give, devise, and bequeath that all furniture and files and
equipment located in the basement of my home at 634 Allen Street, New
Cumberland, Pennsylvania, to DONALD E. BARNES.
ITEM IV. I hereby give, devise, and bequeath my home at 634 Allen Street,
New Cumberland, Pennsylvania, to my step-daughter, Geraldine Anderson, of
Charlotte, North Carolina,

ITEM V. I hereby give, devise, and bequeath all automobiles I own to Archie
Manlove.
ITEM VI. I hereby give, devise, and bequeath to BARBARA COSLETT all of
my dishes and all of my jewelry, except for my wedding ring. My wedding ring
shall go to my step-daughter, ELANOR K. CLARK.
ITEM VII. I give, devise, and bequeath all the rest, residue, and remainder of
my possessions and estate of every nature and wherever situate as follows:
A. One-third to the West Shore Humane Society;
B. One-third to the New Cumberland Library; and
C. One-third to the Baughman Methodist Church, New
Cumberland, Pennsylvania.
ITEM VIII. All of the interests of the beneficiaries hereunder shall not be
subject to anticipation or to voluntary or involuntary alienation nor shall they be
subject to any execution or attachment.
ITEM IX. I appoint DR. STEPHEN COSLETT, of Port St. Lucie, Florida,
executor of this my last will. Should DR. STEPHEN COSLETT predecease me or
otherwise fail to qualify or cease to serve as executor of this my last will, I appoint
DONALD E. BARNES, of Williamsport, Pennsylvania, executor of this my last will.
Further, I direct that the executor of this my last will shall not be entitled to

compensation in performing his duty as my executor as long as he qualifies to
receive a specific bequest herein.
ITEM X. In addition to the other powers and authorities granted to my
personal representatives by Pennsylvania law and by the other terms and provisions
of this will, I hereby give to my personal representatives the following powers and
authorities effective without court approval and until actual distribution of all
property: to compromise any claim or controversy; to make distribution in cash or
in kind, or partly in cash and partly in kind, and in such manner as my personal
representatives may determine and at valuations finally to be fixed by them; to
invest in all forms of property, including any stock or other securities in any
corporate fiduciary or its successor without restriction to investments authorized
for Pennsylvania fiduciaries, as my personal representatives deem proper, without
regard to any principle of risk or diversification; to retain any or all assets of my
estate, real or personal, without regard to any principle of risk or diversification; to
sell at public or private sale, to exchange, or to lease for any period of time, any
real or personal property and to give options for sales, exchanges, or leases, for
such prices and upon such terms or conditions as my personal representatives
deem proper; and to allocate receipts and expenses to principal or income or partly
to each as my personal representatives deem proper in their sole discretion,

ITEM XI. 1 direct that my personal representatives and fiduciaries shall not
be required to give bond for the faithful performance of their duties in any
jurisdiction.

" DEFINITION OF MARKET VALUE: The most probable price which a property should bring in a competitive and
open market under all conditions requisite to a fair sale, the buyer and seller, each acting prudently. knowledgeably
and assuming the pricc is nol affected by undue stimulus. Implicit in this definition is thc consummation of a sale
as of a specified date and the passing of title from seller to buyer under conditions whcreby: (I) buyer and seller
are typically motivatcd: (2) both parties are well informed or well advised, and cach acting in what he considers his
own best interest; (3) a reasonable time is allowed for exposure in the open market; (4) payment is made in terms
of cash in U. S. dollars or in terms of financial arrangements comparable thereto; and (5) the price represents the
normal consideration for the property sold unaffected by special or creative financing or sales concessions" granted
by anyone associated with the sale.
"Adjustments to the compambles must be made for special or creative financing or sales concessions. No adjustments
are necessary for those costs which are normally paid by sellers as a resull of tradition or law in a market area;
these costs are readily identiliable since the seller pays these costs in virtually all sales transactions. Special or
creative financing adjustments can be made to the comparable property by comparisons to financing terms offered
by a third party institutional lender that is not already involved in the property or transaction. Any adjustment
should not be calculated on a mechanical dollar lilr dollar cosl of the financing or concession but the dollar
amount of any adjustment should approximate the market's reaction to the financing or concessions based on the
appraiser's judgment.
STATEMENT OF LIMITING CONDITIONS AND APPRAISER'S CERTIFICATION
CONTINGENT AND LIMITING CONDITIONS: The appraiser's certification that appears in the appraisal report
is subject to the following conditions;
I. The appraiser will not be responsible for mailers of a legal nature that affect either the property being appraised
or the title to it. The appraiser assumes that the title is good and marketable and, therefore, will not render any
opinions about the title. The property is appraised on the basis of it being under responsible ownership.
2. The appraiser has provided a sketch in the appraisal report to show approximate dimensions of the improvements
and the sketch is included only to assist the reader of the report in visualizing the property and understanding the
appraiser's determination of its size.
3. The appraiser has examined the available nood maps that are provided by the Federal Emergency Management
Agency (or other data sourees) and has noted in the appraisal report whether the subject site is located in an
identified Special Flood Hazard Area. Because the appraiser is not a surveyor, he or she makes no guarantees.

4. The appraiser will not give testimony or appear in court because he or she made an appraisal of the property in
question, unless specific arrangements to do so have been made beforchand.
5. The appraiser has estimated the value of the land in the cost approach at its highest and best use and the
improvements at their contributory value. These separate valuations of the land and improvements must not be
used in conjunction with any other appraisal and are invalid if they are so used.
6. The appraiser has noted in the appraisal report any adverse conditions (such as, needed repairs. depreciation. the
presence of hazardous wastes, toxic substances. etc.) observed during the inspection of the subject property or that
he or she became aware of during the normal research involved in performing the appraisal. Unless otherwise stated
in the appraisal report. the appraiser has no knowledge of any hidden or unapparent conditions of the property or
adverse environmental conditions (including the presence of hazardous wastes, toxic substances, etc.) that would
make the property more or less valuable. and has assumed that there are no such conditions and makes no
guarantees or warranties, express or implied. regarding the condition of the property. The appraiser will not be
responsible for any such conditions that do exist or for any engineering or testing that might be required to discover
whether such conditions exist. Because the appraiser is not an expert in the field of environmental hazards, the
appraisal report must not be considered as an environmental assessment of the property.
7. Tbe appraiser obtained the information, estimates, and opinions that were expressed in the appraisal report from
sources that he or she considers to be reliable and believes them to be true and correct. The appraiser does not
assume responsibility for the accuracy of such items that were furnished by other parties.
8. The appraiser will nol disclose the contents of the appraisal report except as provided for in the Uniform
Standards of Professional ADpraisal Practice,
9. The appraiser has based his or her appraisal report and valuation conclusion for an appraisal that is subject to
satisfactory completion, repairs. or allerations on the assumption that completion of the improvements will be
performed in a workmanlike manner.
10. The appraiser must provide his or her prior wrillen consent before the lender/c1ienl specified in the appraisal
report can distribute the appraisal report (inclUding conclusions about the property value. the appraiser's identity
and professional designations, and references to any professional appraisal organizalions or the firm with which the
appraiser is associatcd) ,to anyone other than the borrower; the mortgagee or its successors and assigns; Ihe morlgage
insurer; consultants; prpfessional appraisal organizations; any state or federally approved financial institution; or any
department. agency, or Instrumentality of the United States or any state or the District of Columbia; cxcept that
the lender/client may; distribute the property descriplion section of the report only to data collection or reporting
service(s) without having to obtain the appraiser's prior wrillen consenl. The appraiser's wrillen consent and
approval must also be obtained before the appraisal can be convcyed by anyone to the public thrnugh advertising,
public relations, news, sales, or other media,

not apply. I acknowledge that an estimate of a reasonable time for exposure in Ihe open market is a condition in
the dennition of market value and the estimate I developed is consistent with the marketing time noted in the
neighborhood section of this report, unless I have otherwise stated in the reconciliation section.
8. I have personally inspected the interior and exterior areas of the subject property and the exterior of all properties
listed as com parables in the appraisal report. I further certify that I have nOled any apparent or known adverse
conditions in the subject improvements, on the subject site, or on any site within the immediate vicinity of the
subject property of which I am aware and have made adjustmellls for these adverse conditions in my analysis of
the property value to the extent that I had market evidence to support them. I have also commellled about the
effect of the adverse conditions on the marketability of the subject property.
9. I personally prepared all conclusions and opinions about the real estate that were set forth in the appraisal report.
If I relied on signineant professional assistance from any individual or individuals in the performance of the
appraisal or the preparation of the appraisal report, I has'e named such individual(s) and disclosed the specinc tasks
performed by them in the reconciliation section of this appraisal report. I certify that any individual so named is

DEAR RHONDA:
IN RESPONSE TO YOYR LETTER OF NOVEMBER 4, 1996 REGARDING THE ESTATE
VALUATION OF'THE INSURANCE BUSINESS OF PATRICIA ANDERSON, I OFFER
THE FOLLOWING DATA.
AS I MENTIONED TO YOU ON THE TELEPHONE, I AM NOW RETIRED AND HAVE
ONLY THE PREVIOUS FOUR YEARS OF TAX RECORDS IN MY POSESSION.
HOWEVER, THESE FORU YEARS GIVE A FAIR REPRESENTATION AS TO THE
VALUE OF HER PRACTICE AT THE TIME OF HER DEATH. ALL THE FURNITURE
AND EQUIPMENT SHE USED WAS FULLY DEPRECIATED FOR TAX PlmpOSES AT
THE TIME OF HER DEATH. HER GROSS FEES FROM INSURANCE COMPANIES
DECREASED 37% BETWEEN 1992 AND 1995 (143,000 TO 90,300). THIS WAS
DUE TO SEVERAL REASONS. (1) A DECREASE IN PERCENTAGE OF COMMISSIONS
ON POLICIES WRITTEN, BY SEVERAL OF THE COMPANIES. (2) A DECREASE
IN THE NUMBER OF COMPANIES FOR WHICH SHE WAS ABLE TO WRITE
INSURANCE. SOME COMPANIES WILL TERMINATE AN AGENT UNLESS A CERTAIN
VOLUME OF BUSINESS IS WRITTEN. (3) A LOSS OF SEVERAL AGENTS, WHO
AFTER LEAVING, BEGAN TO WRITE POLICIES WITH THE SAME COMPANIES.
ALTHOUGH HER BOTTOM LINE WENT FROM A LOSS OF $3309 IN 1992; A LOSS
OF $8776 IN 1993, TO A PROFIT OF $9806 IN L994 AND $5893 IN 1995,
THESE INCREASES WERE DUE TO THE MAJORITY OF WORK BEING DONE OUT OF
HER HOME, THEREBY REDUCING OPERATING EXPENSES TO THE BONE. HOWEVER,
THIS CERTAINLY IS NOT A LIVING TO BE EARNED BY A PERSON WITH THE
RESPONSIBILITY OF OPERATING A BUSINESS AND ITS HEADACHES. FACTOR
IN A MINIMUM $15,000 A YEAR SALARY, AND IT IS OBVIOUS THAT THIS IS
A NEGATIVE OPERATION.
PATRICIA ANDERSON HAD A COMFORTABLE LIFE STYLE, B~T IT IS BECAUSE
OF,THE INHERITANCE FROM HER'FIRST HUSBAND, AND, INCOME SHARED WITH
HER SECOND HUSBAND, RUDY, THAT MADE HER LIFESTYLE WHAT IT WAS. FROM
THE ABOVE FIGURES YOU CAN ASSUME PROPERLY, THAT SHE HAD TO INFUSE
HER OWN FUNDS TO KEEP THE AGENCY AFLOAT.

in diameter, 4. 6mm deep and we Ighs approxima tely 1.77 cara t. This
diamond is S-I-I In clari ty, H in color and Is set In a six prong
palladium head. The shank has a plain bright finish and measures
1.7 - 3mm wide.

contains (16) round full cut diamonds prong set In three rows. The
center row contains (6) diamonds and the end rows each contain (5)
diamonds. The six center diamonds measure 3.lmm in diameter and the

diamond weight is one carat. These diamonds are S-I-I - I-I In
clarity and I in color. The shank Is split on the shoulders with a
plain bright finish and measures 2.2 - 4mm wide.

my dishes and all of my jewelry, except for my wedding ring. My wedding ring
shall go to my step-daughter, ELANOR K, CLARK.
ITEM VII. I give, devise, and bequeath all the rest, residue, and remainder of
my possessions and estate of every nature and wherever situate es follows:
A. One-third to the West Shore Humane Society;
B. One-third to the New Cumberland Library; and
C. One-third to the Baughman Methodist Church, New
Cumberland, Pennsylvania.
ITEM VIII. All of the Interests of the beneficiaries hereunder shall not be
subject to anticipation or to voluntary or involuntary alienation nor shall they be
subject to any execution or attachment.
ITEM IX. I appoint' DR, STEPHEN COSLETT, of Port St. Lucie, Florida,
executor of this my last will, Should DR, STEPHEN COSLETT predecease me or
otherwise fail to qualify or cease to sBrve as executor of this my last will, I appoint
DONALD E. BARNES, of WiIIlamsport, Pennsylvania, executor of this my last will.
Further, I direct that the executor of this my last will shall not be entitled to

compensetlon in performing his duty es my executor es long as he qualifies to
receive a specific bequest herein.
ITEM X. In addition to the other powers and authorities granted to my
personal representatives by Pennsylvania low and by the other terms and provisions
of this will, I hereby give to my personal representatives the following powers and
authorities effective without court approval and until actual distribution of all
property: to compromise any claim or controversy; to make distribution in cash or
in kind, or portly in cash and partly in kind, and in such manner as my personal
representatives may determine and at valuations finally to be fixed by them; to
invest in all forms of property, including any stock or other securities in any
corporate fiduciary or its successor without restriction to investments authorized

Patricia D. Anderson, deceased. do hereby:
1. State and acknowledge that I am an adult individual;
2. Waive the filing of an Account or Schedule of Distribution by the personal
representative of the Estate;
3. Acknowledge that I have received the sum of $25,000.00 to which I am
entitled as an heir of the Estate of Patricia D. Anderson;
4. To the extent of said distribution, release Stephen Coslett. Executor, of
the Estate of Patricia D. Anderson. and his heirs and personal representatives, from
all liabilities, whether due to his negligence or otherwise, which he may have by
reason of his Bdministration of the Estate;
