IOURTH: I give and bequeath unto my daughter, Alice D. Heisey Geib, all
of my dishes and glassware which I own at the time of my death.
FlFT\I: I herewith exercise my Powers of Appointment which I may have at
the time of my death and/or any authority I may have to direct distribution of any
trust funds of which I may be the beneficiary at the time of my death in favor of
the residue of my estate, and direct that any proceeds thereof be deposited to the
residue of my estate for distribution as hereinafter set forth.
SIXTH: All the rest, residue and remainder of my estate of whatsoever
kind and wheresoever the same may be situate at the time of my decease, 1 give,
devise and bequeath in equal shares, absolutely, per stirpes, to my children,

The appraiser had no knowledge of any perk & probe test results of the subject
properties, 'The values given to the lots are subject to a satisf.,ctory perk & probe test for
each individual lot. Should a lot not be suitable for an on lot septic system, then the value
given in this report would be invalid,
The subject property is zoned R-I Residential. The highest and best use of the
subject property is for the building of a single family dwelling on each individual lot. The
highest and best use of the subject property is it's present use,
In arriving at an estimate of market value for the subject properties, the appraiser
has considered all three approaches to value, but has used only the Sales Comparison
approach, The Cost and Income approaches to value arc not typically used to establish
market value for vacant lots in this area. The Sales Comparison approach to value
considers properties of similar type that have sold on the open market. TIle following is a
