SOLOMON G. RAMSt;V, of North Middleton Township, Carlisle, Cumberland
County, Pennsylvania, being of sound and disposing mind, memory and understanding, do
hereby make, publish and declare this as and for my Last Will and Testament, hereby revoking
any and all other wills and codicils heretofore made by me,
FIRST. I direct that all my just debts and funeral expenses be paid from my estate
as soon after my death as practically and conveniently may be done,
SECOND. I direct that my remains be interred side by side my dear wife, Agnes G.
Ramsey, within my family's burial plotloeated at Newport Cemetery,
THIRD. I authorize my personal representative to expend funds from my estate, in
such amounts as my personal representative shall consider necessary and desirable for the
purchase, erection and inscription of a suitable marker for my grave,
FOURTH. To my loving grand-daughter, Denise Harman, for all her care and
kindne,ss during my life time, I forgive any and all debts owed to me by virtue of a recorded
sales agreemem dated May I I, 1993, on property located at 795 Longs Gap Road, Carlisle,
Pennsylvania, to her if not done during my Iifctime. A fully executed fee simple deed to the
property shall be executed and delivered"
FIFTH. .onto my loving grand-son, James Gross, Jr" I leave my personal vehicle,
SIXTH. I give, devise and bequeath any and all real estate owned by me at the time
of my death, except as stated in paragraph fourth above, unto my children, Katherine A.
Weigle and Gary E. Ramsey, in equal shares, per stirpes,
SEVENTH. I give, devise and bequeath all the rest, residue and remainder of my
estate unto my children, Katherine A. Weigle and Gary E, Ramsey, in equal shares, per stirpes,
EIGHTH. I direct. that any and all Inheritance, Estate and Transfer taxes imposed
upon my estate passing under my will or otherwise, shall be paid out of the principal of my
residuary estate,
NINTH. I hereby nominate, constitute and appoint my Attorney, William A.
Duncan, who will act on my behalf as to my wishes I have expressed unto him, as Executor of
this my Last Will and Testament. I hereby relieve my Executor from the necessity of posting
security in connection with his duties, as such, in any jurisdiction in which he may be called
upon to act insofar as I am able by law to do so. In addition to the powers conferred by law, I
authorize my Executor, in his absolute discretion, to retain in the form received, and to sell
either at public or private sale any real or personal pl'Operty owned by me at the time of my
death.

SALE QF REAL ESTATE
MADE THIS U t{ ~ay of May, 1993, by and between SOLOMON
G. RAMSEY, hereinafter called SELLER, and DENISE L. HARMAN,
hereinafter called BUYER.
WI'l'NESSETH:
1. For and in consideration of the terms and oonditions
hereof, Sellers agree to convey and to sell and Buyers agree to
purchase and accept the real estate subject to a life estate
reserved for Seller at 795 Longs Gap Rd, Carlisle, pa., as
described in Schedule "A" attached hereto and im::orporated
herein by reference thereto.
2. Buyers agree to pay the sum of Forty Thousand two

3. Final settlement shall occur on or before January 11,
2005. At final settlement Sellers shall tender a duly executed
general warranty deed conveying to the Buyers a good and
marketable titl.e in fee simple, free and olear of liens and
encumbrances excepting presently elc1sting easements or
restrictions, visible or of record anu reserving to Solomon G.
Ramsey a life estate for his sole benefit to ocouPY the premsies
at 795 Long's Gap Road.
4. Buyers have the right to prepay at any time, with the
provision that any prepayments shall first be applied to any
outstanding payment deficiencies and then any excess will be
applied to principal without any discount.
5. Transfer taxes if applicable at final settlement shall
be divided equally between Buyers and Sellers unless Buyers
assign the.ir interest to a third party in which ca!le the Sellers
shall be relieved from any obligation as to transfer taxes and
Buyers shall be responsible for all such taxes imposed.
6. Buyers shall be responsible for repairs, maintenance
and upkeep of the premises and agree, in the event of a default
under this Agreement, to deliver up possession of the premises
to Sellers in as good condition as the premises are now,
reasonable wear and tear, fire or other casualty excepted.
7. Buyers shall pay for and maintain firll and extended
coverage insurance in the amount of at least $50,000.00 on the
dwelling, naming Sellers and Buyers as insureds, as their
respective interests may appear.
8. There shall be no proration of property taxes and water
and utility charges.
9. Payment of property taxes and all utility charges shall
be the responsbility of Buyers after the date of possession.
Buyers agree to pay all property taxes at face value or discount
and furnish Sellers with receipts of same.
10. Any municipal improvements, liens or assessments shall
be the responsibility of Buyers after the date of possessi.on.
11. Buyers assume all riSk and responsibility for any
aocident, injury or damage to persons or property as to
themselves or others on said premises and agree to hold Sellers
harmless from all liability therefrom.
12. This Agreement is not assignable by Buyers without the
~ritten consent of Sellers and would be subject to the life
estate reserved by Seller who shall have the right to occupy the
premises during the tel~ of this Agreement whether it is
assigned or not.
13. Buyers shall not carryon any unlawful business on the
property or any business whereby the hazard would be increased
or the fire insurance invalidated. The use of the property must
be in accordance with the zoning laws of the Township in which
it is located and Buyers will not. file an application for a.
variance wi.thout the approval of Sellers which shall not be
unreasonably withheld.
14. The Buyers shall not maka any major struotural ohanges
without the prior written approval of Sellers whioh shall not be
unreasonably withheld.
15. In the event Buyers shall fail to make a monthly
payment for the space of thirty (30) days after the same shall
have become due by the terms hereof, or if a breaoh of any of
the other covenants or conditions be made by Buyer, then such
failur~ or breach shall constitute a default of this Agreement.
Buyer shall be given written notice of a bl'each of the Agreement
and shall have twenty (20) days from the mailing of the notice
to oorrect the default. If not corrected, then Sellers shall
have the right to terminate this Agreement and to demand
immediate possession of said premises upon thirty (30) days
written notice and thereupon all rights and obU,gations under
this Agreement shall cease and terminate. Buyers agree to a
five (5%) percent late charge which shall be added to each
monthly payment more then 5 days late.
16. Upon default of Buyers, the entire principal sum
remaining unpaid shall become due and payable at once and may be
collected by suit or otherwise, and if authorized by law, the
Prothonotary or any attorney of any Court of record in
Pennsylvania is hereby authorized and empowered to appear for
and confess judgment against the Buyer and in favor of Sellers
for the whole amount of said principal remaining unpaid,
together with interest, costs of suit, rfllease of errors,
attorney's commission of five (5%) percent and waiving
inquisitions and exemptions.
17. Upon default and if authorized by law, the Prothonotary
or any attorney of any court of record is hereby authorized and
empowered to appear for and confess judgment against Buyer in an
amicable action of ejectment and in favor of Sellers for the
said premises and to direct an immediate issuance of a writ of
possession, with clause for costs, waiving all irregularities
without notice and without leave of court.
lB. In the event Sellers are unable to give a good and
marketable title such as will be insured by a licensed title
insurance company, Buyers shall have the option of taking such
title as Sellers can give, without abatement of price or of
being repaid all monies paid by Buyers to Sellers on account of
the purchase price, less reasonable rental value for use of said
premises. In the latter event, thero shall be no further
liability or obligations as to either party concerning this
Agreement which thereafter shall be null and void.
19. Sellers agree that they will not knowingly or
voluntarily cause any encumbrance to be placed on said prior
written approval of Buyers.
Notice of the entry of any mortgage, judgment, lien or
other encumbrance affecting title to said premises received by
