'l'HOMAS R. SPO'l'TS, her son, of Dillsburg, York. County,
Pennsylvania, and SUSAN J. MILLER, her daughter, of Twin Lakes
Road, Lewisberry, York County, Pennsylvania, each taking an
undivided one-half (1/2) interest as tenants in common and not as
j oint tenants with right of Burv ivorship, GRANTEES.
'I'HIS IS A CONVEYANCE FROM PAHEWl' TO CHILDREN.
WITNESSETH, that in consideration of the sum of ONE ($1.00)
DOLLAR in hand paid, the receipt whereof is hereby acknowledged,
the said Grantor does hereby grant and convey to the said
Grant<les:
ALL THE FOLLOWING described two (2) lots of ground situated
in the Borough of Dillsburg, county of York, and state of
Pennsylvania, bounded and limited as follows, to wit:
BEGINNING at a stone in the Gettysburg Street, formerly
called the Gettysburg State Road; thence by said street and lands
formerly of David Knaub North 43 3/4 degrees East ninety-nine
(99.00) feet to a post; thence by a public alley South 44 degrees
East two hundred and eighteen (218.00) feet to a post; thence
southW<lfltwardly by lands now or formerly of Glenn Cromer ninety-
nine (99.00) feet to a post; thence North 44 degrees West by
lands now or formerly of James williams heirs two hundred
eighteen (218.00) feet to the place of BEGINNING.
CONTAINING ninety-nine (99.00) feet on Gettysburg street and
having thereon erected a two and one-half story trame dwelling
house and other necessary buildings.
BEING the same premises which Cora Fickel and George C.
Fickel, her husband, by their Deed dated January 14, 1950 and
recorded in the Offi.ce of the Recorder of Deeds in and for York
county on January 16, 1950, in Deed Book Vol. 35-A, Page 518,
granted and conveyed unto Richard K. spotts and Ruth Esther
spotts, his wife. The said Cora Fickel died March 5, 1950, and
the said George C. Fickel, her husband, died June 8, 1963, thus
eliminating any rights, privileges or interest which each had in
the subject property. The said Richard K. spotts died December
1, 1985, whereupon sole title to said premises became vested in
Ruth Esther spotts, by virtue of the doctrine of survivorship
incid'.:mt to tenancies by t.he ent.ireties.
THIS IS A CONVEYANCE FROM PARENT TO CHILDREN.
THE SAID GRANTOR HEREIN RESERVES A LIFE ESTATE IN THE ENTIRE
PROPERTY FOR HER NATURAL LIFE.
AND the said Grantor will warrant generally the property
hereby conveyed.
