I'm a licensed real estate broker, number 02691 licensed by the Conunonwelllth
of Pennsylvania as II Broker-Appraiser, and have aotively engaged in the real estate
busine'ss in the Central Pennsylvania At'ea. I am thoroughly familiar with real
estate ppoperty values in this area.
The purpose of this appraisal. is to determine its fair market value as of this
date. Market Value is defined es,"At a given time, the highest price estimated in
terms of money, which a buyer wo"ld be warranted in paying, and a seller is justified
in accepting, pr.ov ided bo th par ties were informed, ac ted in te 11 ingen tly, and thaJ:
all rights and benefits inherent in or attributed to the property were included in
the transfer."
At your request, I appraised the property situated at 23 Corporation St.,
North Ward, Borough of Newville, Cumberland County, Pennsylvania. This property
is recorded in the Recorder of Deeds Office, Book 14-C Page 401l. Tall number
27-20-1754-218.
This property being improved with a row attached two and one-half story dwelling.
Exterior is frame, tho front face is covered with aluminum siding. It has a metal
covered gable roof. Thore I,s a full basement seperated into two rooms, one finished,
baving entersnce to the front street. Thero is a stone foundation. 'l'here arc 3
rooms on each of the first and second floors. There aro plaster walls and wood
Hoors.. There is and un fished attic aren. This property has no plumbitlS and is
not connected to the public sewer.The wireing needs updated. Tho kitchen area is
ou t da ted. The 10 t is 18' x 170'. This proper ty is in poor condi tion.
