I, Margaret R. Hoffman, of the llorou<Jh of carlisle,
cumberland county, pennsylvania, declare tlus to be my Last Hill and
revoke any will previously made by me.
I. I direct that all my just debts, taxes and funeral ex-
penses shall be paid from my residuary estate, as soon as practi-
cable after my decease, as a part of the expenses of the administra-
tion of my estate.
II. I hereby give and bequeath certain items of personal
property to certain named individuals according to a list which I
have prepared. A copy of said list has been given to George E.
Hoffer, Attorney-at-LaW, Carlisle, pennsylvania. Said list is
incorporated herein and made part hereof by reference thereto.
III. I hereby give and bequeath to my nephew, Warren Hunt,
the right and privilege of buying my home at 150 Wilson street,
carlisle, pennsylvania, at the value placed on it at the time of my
death for the purpose of local taxation. If my said nephew does not
desire to purchase my home, I order and direct my executor, herein-
after named, to sell same at public or private sale and at such
.price as he shall deem to be for the best interest of my estate.
IV. All the rest, residue and remainder of my estate, be it
eal, personal or mixed, of whatsoever kind and wheresoever situate,
I hereby give, devise and bequeath as follows:
A. One-half (1/2) to my brother, Roy E. Hoffman
B. One-half (1/2) to my brother, Reynold Hoffman
If my said brothers have predeceased me, I hereby give, devise
and bequeath my resi.duary estate to my nieces and nephews living
at the time of my death, in equal shar.es.

Silver Springs Shores is a new city concept
encompassing several thousand acres of land located toward
the south central part of 'Marion County. Marion County
is one of the fastest gTowing counties, percentage wise,
in Florida and because of the favor~ble climate and new
industries coming in will probably continue its current
rate of growth into the near future.
The lots being appraised are located in an area
scheduled for future development approximately 7 or 8 yearS
from noW, There are no utilities to the lots.
Silver Springs Shores is currently listing and
contracting to sell these lots from $7,900 to $8,300 each.
There are over 1,700 homes and about 600 condominiums in
the central, or building area. So, as you can see there
is building activity in the subdivision. The developers
have a policy of trading lots located in a non-building
area for lots in building areas and allowing the owner of
the lot full list price on the trade-in. The owner could
sell the lot to someone who is going to build now for
about 50% of the list price, thus affording the buyer a
good discount on a lot in the building area. But, as
noted above, the building would have to commence in the
near future, This would indicate a market value of about
$4,000, hut it is difficult to find someone who does not
already own a lot and would want to build soon 50 ,this would
be a very restricted market.

Ocala and Marion County for more than 25 years. I own and operate
a general real .estate agency employing five salesmen and two appraisers.
Our office handles all types of sales, management and appraisals.
I am a Realtor, Senior Member of the American Society of Appraisers,
Senior Member of the American Right-of-Way Association, a member of
the Society of Real Estate Appraisers with Senior Real Property Apprai-
ser designation, and Residential Member of the American Institute of
Real Estate Appraisers. I have done extensive appraisal work for all
purposes and have served as an expert witness in condemantion suits in

CERTIFICATION AND STATEMENT OF LUIITING CONDITIONS
CERTIFICATION: The Appraiser certifies and agrees that:
1. The Appraiser has no present or contemplated future inter-
est in the property appraised,; and neither the employment to
make the appraisal, nor the compensation for it, is contingent
upon the appraised value of the property.
2. The Appraiser has no personal interest in or bias with
respect to the subject matter of the appraisal report or the
participants to the sale. The ','Estimate of Market Value" in
the appraisal report is not based in whole or in part upon the
race, color, or national origin of the prospective owners or'
occupants of the property appraised, or upon the race, color or
national origin of the appraised.
3. The Appraiser has personally inspected the property, both
inside and out, and has made an exterior inspection of all
comparable sales listed in the report. To the best of the
