KNOW ALL MEN BY THESE PRESENTS, that I, VIRGINIA
REED DUBS. of Mechanicsburg, Cumberland County, Pennsylvania.
being of sound mind, and disposing memory. do hereby make
publish and declare this to be my last Will and Testament.
hereby revoking and making null and void any and all last
Wills and Testaments and codicils thereto by me at any time
heretofore made.
I nominate, constitute and appoint my brother,
Bernard D. Reed, of Enola, Pennsylvania, and my daughter,
Virginia D. Rodenhiser. executors of this my last Will and
Testament.
I give, devise and bequeath my entire estate in
equal shares to my three children, Virginia D. Rodenhiser,
Curvin M. Dubs, Samuel R. Dubs.
In case Curvin M. Dubs and Samuel R. Dubs, or either
of them, shall not have attained the age of twenty-one (21)
years at the time of my death, then I give, devise and
bequeath his share, to his Guardian, the Dauphin Deposit
Trust CompanVi Harrisburg, Pennsylvania.

In accordance with your request, I have appraised the above caption-
ed praperties. This. appraisal was made to estimate the market value as of
this date.
Market Value is defined as "At a given time, the highest price
estimated in terms of.money which a buyer would be warranted in paying and
a seller justified in accepting, pravided both parties were fully informed,
acted intelligently and voluntarily, and further that all the rights and bene-
fits inherit in or attributed to the properties were included in. the transfer."

Subject praperties are situated along Samples
Bridge Road (T-596) and Dubs Circle in Silver
Spring Township, narth of U.S. Route 11 and Inter-
state Route 81, and south of wertzville Road (PA'
Route 944), Cumberland County", Pennsylvania.

Tract #l-A consists of an irregular shaped lot
containing '5.75 acres along Samples Bridge Raad,
above road grade with rolling land. There is a
1 acre, plus or minus, fire pond, and trace is
improved with a dwelling and autbuildings.
Tract #2 consists of 2 acres, a triangular shaped
tract of vacant land located on the west side of
Samples Bridge Road and bounded on the west side
by a small run known as Sirr~ons Road. An irregular
shaped tract located on the east side of Samples
Bridge Road, above raad grade, consists of 4.20
acres. Total acreage in Tract #2 is 6.2 acres,

The highest and best use of the land (site), if
vacant and available for use, may be different

property. This is normally true when the improve-

Estates that become delinquent on or before December 31, 1981 will maintain a
constant interest rate. The rale in effect when the tax first becomes delinquent will remain
constant until the delinquent balance is paid in full,
Estates that become delinquent on or after January 1, 1982 will contain a variable interest
rate. Thus, taxes that remain outstanding from calendar year to calenddr year will
be subject to different rates in effect on each January 1.
