ITEM I. I direct my executrix to puy my dehts and funeral expenses. ITEM II. I give all my property to my wife, Pauline R. Lay, providing she survives me by thirty days. ITEM III. In the event that my wife does not so survive me, I give my real property located at 55 Parker st. in the Dorough of Carlisle, Cumberland County, Pennsylvania, to my daughter, Ann Lay Trimmer, and my son, Robert Lay. In the event that either of them desire to make this real estate their home, then they may do so by paying the other one-half of its appraised value set by the Pennsylvania Inheritance Tax Appraisal. In the event that both of them should desire to make this real estate their home, then they shall cast lots as to whom will be entitled to have the real estate, and the one obtaining the real estate will pay the other one-half of its appraised value as aforesaid. In the event that neither of them desire to make this real estate their home, then they are authorized to sell the said real estate and divide the proceeds. ITEM IV.
