MARKET A p'PROt\CH : In attempting to arrive at an indication of value by the Market Approach, sales of several comparable dwellings were studied. After consideration for such factors as location, time of sale, lot size and variations in physical specifications, it was felt that the subject property would command an overall rate of $15.00 per square foot of living area, excluding basement. When applied to the gross living area of 1,380 sq.ft., a value of $20,700 was indicated. The depreciated value of the dwelling was determined to be $3,450, which, when added to the value of the site and site improvements indicates a total value by this approach of $4,325, which is rounded to $4,300. W.RKET APPROACH: In attompting to arrive at an indication of value by the Market Approach, sales of several comparable properties were studied. When applied to the gross living area of 1,281 sq.ft., a value of $4,163 was indicated, which was rounded to $4,200. CORRELATION: In analyzing the indications of value, it was felt that the Market Approach provided the greatest degree of accuracy, inasmuch as it was based upon actual sales. The Cost Approach generally tends to set the upper limit of value. SUMMI\RY: It is, therefore, the opinion of your appraiser that the property had a value as of December 22nd, 1980 of $4,200. It is the appraiser's opinion the subject is not a true income producing property and, therefore, the Income Approach to value was not utilized in arriving at the valuation of the subject property. The following paragrap~8 relate the conclusions arrived at by each of the approaches, as well as the indication of market value derived therefrom. ." '._, COST APPROACH: .., Under the Cost Approach, land had an indicated value of $11,250, including site improvements. The depreciated value of the structures was determined to be $39,250, which, when added to the value of the site and site improvements, indicates a total value by this approach of $50,500. MARKET APPROACH: In attempting to arrive at an indication of value by the Mar~t Approach, sales of several comparable dwellings were studied. After consideration for such factors as location, time of sale, lot size and variations in physical specifications, it was felt that the subject property would command an overall rate of $37.00 per square foot of living area, excluding basement. When applied to the gross living area of 1,344 sq.ft., a value of $49,728 was indicated, which is rounded to $49,700. CORRELATION: ...,J In analyzing the indications of value, it was felt that the Market Approach provided the greatest degree of accuracy, inasmuch as it was based upon actual sales. The Cost Approach generally tends to set the upper limit of value. SUMMt\RY: ".'" It is, therefore, the opinion of your appraiser that the property had a value aa of December 22nd, 1980 of $50,000.
