The property was exposed to public sale pursuant to 72 P.S. §5860.601 on: September 26, 2002. Before exposing the property to public sale the Bureau fixed the upset sale price, pursuant to 27 P.S. §5860.605, which upset Petition for Judicial Sale (Parcel No. 42-27-1888-161 ) Page 1 price was $15,439.51. Your Petitioner, the Bureau, was unable to obtain a bid at the public sale sufficient to pay the said upset price. Currently there are outstanding delinquent real estate taxes, plus interest on said property due to the Tax Claim Bureau in the amount of $14,797.75. Attached as Exhibit "B" are current tax bills due to Marlin A. Yohn, Sr., Upper Allen Township tax collector in the amount of $1,768.51. As outlined on the attachments of the current owner lien search, Exhibit "D" a commonwealth tax lien is recorded in the Office of the Prothonotary, case no. 1997-6436 in the amount of $976.06. 7. As outlined on the Schedule of Distribution, Exhibit "C" and the current owner lien search, Exhibit "D' are municipa liens due to the Township of Upper Allen and recorded in the Office of the Prothonotary, case nos. 1998-4582, 1998- 5995, 1999-5863, 1999-5864, and 2003-3610 totaling $4,544.22. 8. Per Exhibit "D", mortgages are recorded in the Office of the Recorder of Deeds for Ford Consumer Discount Co. n/k/a Citifinancial Mortgage Company which is the subject of a foreclosure (2002-0247) in the amount of $89,523.03; for Northwest Consumer Discount Company n/k/a Preis Consumer Discount Company in the amount of $18,845.79; for Blazer Consumer Discount Company in the amount of $5,375.76. 9. Judgments as outlined on Exhibit "D" have been recorded in the Office of the Prothonotary for the following; Kimco Development of Giants, Inc., case nos. 1994-6540 and 1997-1119 in the amounts of $8,035.07 and $8,599.51; Pennsylvania Power and Light Co., case no. 1997-3746 in the amount of $1,498.23; Charles R. The petition shall set forth a proposed schedule of distribution for each account and shall request the court to issue a rule to show cause on each distribute why the court should not confirm the distribution as proposed.
