COMPLAINT
AND NOW, comes Financial Trust Company. through its Attorney, William A.
1. Plaintiff is Financial Trust Company, a corporation organized and existing under
Duncan, Esquire, and files this Complaint in Mortgage Foreclosure, of which the following is a
statement:
the laws of the Commonwealth of Pennsylvania with its main office and principal place of
business located at I West High Street. Carlisle, Cumberland County, Pennsylvania 17013.
2, Defendant, Frederick A. Dotts, an adult individual, and Defendant, Carol A. Dotts,
an adult individual, are husband and wife, and reside at R.D. #2, 1543 St. Matthews Road,
Chester Springs, Pennsylvania, 19425-9802.
3, On or about June 24,1991, Defendants made, executed and delivered to Plaintiff a

5. Frederick A. Dotts and Carol A. Dotts, are the sole record owners in fee simple of
said premises subject to said mortgage, by virtue ofa Deed dated January 14,1991, and
recorded June 25, 11)91 in thc Cumbcrland County Rccordcr's OlTIcc in Dccd Book "E",
Volume 35, Pagc 411, morc specifically sct forth in Exhibil "C", attached hereto and madc a
part hereof by reference
6 Said note and said real estatc mortgage are in dcfault because Defendants herein
have failed 10 pay the payments that were due and owing for the months of September 24,
1998 and October 24, 1998
7. By reason of the aforesaid default, the entire principal balance of Forty-eight
Thousand Seven Hundred Ninety-five and 36/100 ($48,795.36) Dollars, with interest thereon
at the rate of ten percent (10 %) per annum computed from August 24, 1997, along with late

tract of real estate situate in the Borough of Carlisle, Cumberland County, Pennsylvania, as
more fully described in Exhibit "A" attached hereto and made a part hereof The said property
is improved with a three story brick building being known and numbered as 133-135 S.
Hanover Street, Carlisle, Cumberland County, Pennsylvania,
2, Thejudgment of the Court in which the sale is being held is NO, 98-6434 Civil
Tenn in the Court of Common Pleas of Cumberland County, Pennsylvania,
3. The names of the owners of the property to be sold pursuant to the above
captioned judgment are Frederick A. Dotts and Carol A, Dotts, husband and wife, of 1543 St.
Matthew Road, Chester Springs, Pennsylvania, 19425-9802,
4. The time and the place of the Sheriff Sale is 10 o'clock AM" June 9th, 1999 in the
County Commissioner's Conference Room, Second Floor, Cumberland County Court House,
Carlisle, Pennsylvania.
5, A Schedule of Distribution will be filed by the Sheriff on a date specified by the
Sheriff not later than thirty (30) days after the sale and distribution will be made in accordance
with the Schdule unless exceptions are filed thereto within ten (10) days thereafter.
