Dear Mortgagor:
The Mortgage held by The Mortgage Service Center on your property
located at 36 Kelly Dr, Carlisle PA 17013 is in serious
default because you have not made the monthly 'payments of $ 3,041.24
for the months of August, Septemberand October 1998. Late
charges have also accrued to this date in the amount of $ 268.64.
The total amount required to cure this default as of the date of
this letter is $ 9,402.36.
You may cure this default within 30 days of the date of this
letter, by paying to the lender the above amount of $ 9,402.36,
plus any additional amounts which may fall due during this period.
Such payment must be made either by cash, cashier's check, certi-
fied check or money order and made payable to "The Mortgage Service
Center."
If the default is not cured within 30 days, The Mortgage Service
Center intends to exercise their right to accelerate the mortgage
payments, subject to any addition'll rights you may have under the
Homeowners' Emergency Mortgage Assistance Program. This means that
whatever is owing on the original amount borrowed will be considered
due immediately and you may lose the chance to payoff the original
mortgage in monthly installments. If full payment of the amount in
default is not made within 30 days, then, subject to any additional
rights you may have under the Homeowners' Emergency'Assistance
Program, the lender may also instruct.its attorneys to start a
lawsuit to foreclose your mortgaged property. If the mortgage is
foreclosed, your mortgaged property will be sold by the sheriff
to payoff the mortgage debt. You will have the right to assert,
in any foreclosure proceeding, the non-existence of a default or any
other defense that you may have to acceleration or foreclosure.
If we refer your case to our attorney, but you cure the default
before they begin legal proceedings, you will still have to pay

the reasonable attorney fees actually incurred in order to cure
the default. However, if legal proceedings are started, in order
to cure the default you will have to pay the reasonable attorney
fees actually incurred and you may also be required to pay reasonable
costs. If you cure the default within the 30 day period, you will
not be required to pay attorney fees.
If you have not cured the default within the 30 day period and
foreclosure proceedings have begun, you still have the right to cure
the default and prevent the sale at any time up to one hour before the
sheriff's sale. You may do so by paying the total amount of overdue
payments plus any late or other charges then due, as well as the
reasonable attorney fees and costs connected with the sale (and
performing any other requirements under the mortgage). It is
estimated that the earliest date that such a sale could be held
would be approximately February 9,1999.
A notice of the date of the sheriff's sale will. be sent to you before
the sale. Of course, the amount needed to cure the default will
increase the longer you wait. You may find out at any time exactly
what the required payment will be by calling us at the following
number: 1-800-350-1787 Ext 427. This payment must be in cash,
cashier's check, certified check or money order and must be made
payable ~o "The Mortgage Service Center" at the address abov.e.
You should realize that a sheriff's sale will end your ownership of the
mortgaged property and your right to remain in it. If you continue to
live in the property after the sheriff's sale, a lawsuit could be
started to evict you.
You have additional rights to help protect your interest in the property.
You have the right to sell the property to obtain money to payoff the
mortgage debt, or to borrow money from another lending institution to
payoff this debt. Contact us to determine whether or not a buyer
or transferee may be allowed to assume the mortgage debt. You have
the right to have this default cured by any third party acting on your
behalf. You may also have additional rights under the Homeowners'
Emergency Mortgage Assistance Program if you receive a separate notice
about that program.

You may be eligible for financial assistance
which can save your home from foreclosure and
