BEGINNING at a point on the northern side of Daria Road on the lot side of a
proposed sidewalk at the dividing line between Lots Nos. 10 and 9 as shown on the
hereinafter mentioned plan of lots; thence along said dividing line between lots Nos. 10
and 9, North 25 degrees 9 minutes West, a distance of 106.80 feet to a point at lands now
or formerly of John H. (Jr.) and Linda C. Rowe; thence along said latter lands and lands
now or formerly of Ralph C. and Doris C. Weiss (being also the northern line on side of a
20 feet wide stormwater easement of righ-of-way), North 64 degrees, 51 minutes East, a
distance of 100 feet to a point at the dividing line between Lots Nos. 10 and 11 as shown
on the hereinafter mentioned plan of lost; thence along said dividing line between Lots
Nos. 10 and 11 (being also the center line of a 20 feet wide stormwater easement and
righ-of-way), South25 degrees 9 minutes East, a distance of 107.89 feet to a point on the
lot side of a proposed sidewalk on the north side of Daria road; thence along said side of
the proposed sidewalk, South 65 degrees 28 minutes 20 seconds West, a distance of
100.01 feet to a point on the same at the dividing line between Lots Nos. 10 and 9 as
shown on the hereinafter mentioned plan of lots, the place of BEGINNING.
BEING Lot No. 10 as shown on a plan of lots entitled "Prelirninary/Final
Subdivision Plan for Heritage Acres" dated April 14, 1999 (last revised July 20, 1999)
and recorded in the Office of the Recorder of Deeds in and for Cubmerland County,
Pennsylvania, in Plan Book 79, Page 143.
BEING a portion of that certain larger premises which John M. Knaub by his deed
dated April 29, 1999, and recorded in the Recorder's Office aforesaid inDeed Book 198,
Page 423, granted and conveyed unto Sechrist Development Corporation, the Grantor.
